Project Quantity Surveyor – High-End Refurbishment, Fit-Out & Cut-and-Carve – South-West / Central London
Salary/Package: £60,000 – £75,000 + Pension, Private Medical & Travel Expenses
O’Neill and Brennan are currently working with a well-established principal contractor who are looking to appoint a Project Quantity Surveyor to join their growing commercial team, working across a portfolio of prestigious, high-specification projects in South-West and Central London.
The business has an expanding pipeline of secured projects across a range of sectors, with a particular focus on high-end refurbishment, fit-out and cut-and-carve schemes. These projects involve working within existing buildings and delivering high-quality, complex developments where attention to detail and strong commercial management are essential.
This opportunity would suit an established Project Quantity Surveyor looking for greater responsibility, or an ambitious Assistant Quantity Surveyor who is already acting as the main commercial point of contact on projects in the region of £10m–£15m.
You will be given genuine ownership of your projects, managing the commercial process from procurement through to completion, with support from a Senior Quantity Surveyor who oversees multiple projects. This provides an excellent opportunity for someone ready to take the next step in their career, develop their commercial management capabilities and progress into a more senior position as the business continues to grow.
The successful candidate will join a contractor with strong growth prospects, a number of new projects secured and the opportunity to build a long-term career within an expanding business.

Role Overview:

- Project Values: Typically £10m–£15m
- Salary: £60,000–£75,000
- Package: Pension, private medical and travel expenses

Responsibilities:
- Taking commercial ownership of projects from procurement through to completion and final account
- Acting as the main commercial point of contact for your project, with support from a Senior Quantity Surveyor overseeing multiple schemes
- Preparing subcontract enquiries, carrying out tender analysis, negotiating terms and making recommendations for subcontract awards
- Managing subcontractor payments, valuations, variations, claims and final accounts
- Monitoring project costs, forecasting expenditure and maintaining accurate commercial reports
- Identifying and managing commercial risks and opportunities throughout the project lifecycle
- Working closely with project managers, site teams, design teams and senior commercial staff to ensure successful project delivery
- Building and maintaining strong relationships with clients, subcontractors, consultants and suppliers
- Taking responsibility for commercial decisions and helping drive the financial performance of each project
- Developing your commercial and leadership capabilities, with the opportunity to take on greater responsibility as the business expands

Requirements:
- Experience working as a Project Quantity Surveyor or Assistant Quantity Surveyor within a main contractor or principal contractor environment
- A background in high-end residential, commercial fit-out, refurbishment and/or cut-and-carve projects
- Experience managing the commercial aspects of projects, ideally in the region of £10m–£15m
- Assistant Quantity Surveyors must be comfortable acting as the main commercial point of contact for a project, rather than solely supporting a more senior QS
- A strong understanding of procurement, subcontractor management, cost control, change management, commercial reporting and final accounts
- Strong commercial awareness, negotiation skills and the ability to build effective working relationships
- The confidence to take ownership of a project while recognising when to seek support from senior commercial colleagues
- A proactive attitude and an interest in developing into a more senior commercial role as the business continues to grow
