💷 £75k OTE (£50k Base + Bonus)
🚆HYBRID - London Based (Victoria Station) & Remote 1 or 2 days per week with travel based duties.

ABOUT THE ROLE
This role serves as the strategic architect of Sessions’ physical footprint, acting as the bridge between high-level market data and the fast-paced reality of property acquisition. You will be responsible for defining the "golden criteria" for successful sites based on economic performance and industry insights, while simultaneously building the engine that sources these locations at scale. This involves not only leveraging digital databases and local agent networks but also creating the internal systems, tools, and playbooks that empower franchisees to navigate the property market with speed and confidence.
Beyond site identification, you are a key driver of growth who proactively secures prime real estate in untapped markets, collaborating closely with the sales team to match high-potential locations with the right operators. You will manage the end-to-end lifecycle of an acquisition - from maintaining professional landlord-facing materials to coordinating a trusted network of lawyers and surveyors - ensuring that every hurdle is identified and cleared through transparent reporting. Ultimately, your goal is to turn property acquisition from a bottleneck into a competitive advantage, providing the structure and momentum needed to scale the QSR portfolio across the country.

RESPONSIBILITIES
- Define QSR site selection criteria based on historic site performance, site economics, and industry insights and evolve the criteria as we introduce new brands into our QSR offering.
- Accelerate the acquisition process to support our objective of doubling launch rates in 2027.
- Source properties that meet Sessions' QSR site selection criteria, defining and evolving the strategy for doing so, including using online databases/listings, canvassing, establishing local agent networks, landlord networks, referral schemes, and agent retainers.
- Create new systems and tools for sourcing properties at scale.
- Create and maintain the playbooks and guides for franchisees to source their own properties.
- Create and execute the playbook for speedily acquiring sites that meet Sessions' QSR site selection criteria.
- Create and execute the strategy for securing properties in areas without signed franchisees, and work with the QSR sales team to find franchisees for those sites.
- Create clear reporting on the progress of site sourcing and acquisition, highlighting blockers and plans to overcome them.
- Create a network of recommended third parties, e.g. lawyers and surveyors.
- Manage franchisees during the property sourcing and acquisition process, providing regular updates and relaying them to the QSR sales team.
- Update and maintain external property materials, e.g. the landlord deck.
DESIRED SKILLS, EXPERIENCE & QUALITIES
- Industry Experience: Proven track record in either commercial property acquisition or within the QSR, hospitality, or fast-paced retail sectors.
- Deal/Contract Expertise: Proven ability to structure innovative deals and navigate complex commercial contracts.
- Strategic Mapping: Ability to define and evolve site-selection criteria by analysing unit economics, footfall data, and historical site performance.
- Network & Sourcing: Established relationships with UK landlords, commercial agents, and developers, with a "hunter" mentality for finding off-market opportunities.
- Franchise Fluency: Experience working within a franchise model, specifically in guiding third-party operators through the complexities of property deals.
- Technical Knowledge: Strong understanding of heads of terms negotiations, and the legal lifecycle of commercial leases.
- Systems Building: Ability to create and implement scalable sourcing tools, CRM pipelines, and instructional playbooks from scratch.
- Project Management: Highly organised with the ability to manage multiple acquisitions simultaneously while coordinating third-party surveyors and lawyers.
- Communication & Influence: Expert at crafting persuasive landlord decks and reporting progress/blockers clearly to senior stakeholders and sales teams.
- Analytical Mindset: Comfortable using data-driven insights to mitigate risk and ensure every site acquisition aligns with long-term brand profitability.
