Service Manager – Property Administration (Internal Only)
Location: Bradmarsh Business Park, S60 1BU
Salary: £34,980.00 p/a
Hours: 39 hours p/w
Contract: Permanent, Full-Time
About the Role:
We are looking for an experienced and motivated Service Manager – Property Administration to join our team and take responsibility for the effective management of our Property Administration Service. Reporting to the Head of Maintenance, you will lead and support our Property Administration Team and Domestic Operatives, ensuring the service runs efficiently, delivers high-quality outcomes and meets organisational targets and KPIs.
This is a varied management role where you will build strong relationships with internal and external customers, landlords and contractors, while driving continuous improvement across the service.
You will play a key role in ensuring repairs are raised, planned and completed within agreed timescales, as well as overseeing the scheduling and delivery of works across our property portfolio.
Key Responsibilities
- Lead and manage the Property Administration Team and Domestic Operatives, supporting their performance, development and wellbeing.
- Conduct regular one-to-one meetings and team meetings, ensuring staff are supported, informed and clear about expectations.
- Recruit, appraise, coach and develop team members, identifying training needs and ensuring all mandatory training requirements are met.
- Manage investigations and disciplinary procedures where required, in line with organisational policies and procedures.
- Monitor day-to-day repairs and ensure organisational KPIs and service standards are consistently achieved.
- Oversee the effective and efficient scheduling of works, ensuring jobs are completed within the required timescales.
- Develop and maintain positive working relationships with landlords, contractors, internal teams and external customers.
- Regularly review service processes and identify opportunities to improve productivity, efficiency and customer outcomes.
- Monitor the planned programme of cyclical works, helping to ensure properties within the portfolio meet the Decent Homes Standard.
- Keep up to date with relevant legislation, particularly Health & Safety requirements, and ensure these are reflected in service delivery.
- Attend relevant training, management meetings and one-to-one meetings as required.
- Ensure all activities are carried out in accordance with Target Housing's policies and procedures.
- Undertake any other duties reasonably required to support the aims and objectives of the organisation.

About You:
We are looking for someone with proven management and leadership skills who can motivate and develop others while maintaining a strong focus on service delivery. You will be organised, adaptable and confident working in a busy environment where priorities can change. You will have a commitment to continuous improvement and be comfortable using IT systems to monitor, record and manage information. You will also have an awareness and understanding of the people we support, including the potential vulnerabilities they may experience, and understand the importance of delivering a responsive, safe and effective property service.

Essential:
- Strong people management and leadership skills
- Experience of developing, coaching and supporting team members
- Excellent planning and organisational skills
- Good IT skills and confidence using systems to document, monitor and record information
- High levels of integrity and professionalism
- Ability to manage changing priorities and adapt to a changing environment
- Understanding of continuous improvement and service development
- Awareness of Health & Safety legislation and its application
