Job Title: Property Administrator
Reporting To: Head of Property Management
Location: Based at One West Point, North Acton, with regular travel to North Kensington Gate
Hours: Monday to Friday, 09:00 – 17:30
Salary: Competitive, dependent on experience

AWOL (A Way of Living) is the Build to Rent (BTR) arm of City & Docklands, one of London’s most established residential developers with over 3,500 homes delivered across 19 developments.
AWOL was established in 2022 to bring that same standard of design and delivery into the rental market, offering purpose-built homes with a strong focus on resident service.
AWOL currently manages two developments: One West Point in North Acton and North Kensington Gate, with more due to join the portfolio as City & Docklands grows its Build to Rent offering.
Our flagship, One West Point, is London’s tallest residential tower outside Canary Wharf. It offers panoramic views and a strong sense of community in one of West London’s key growth areas, with residents close to the capital’s culture, food and business districts.

The Role
As a Property Administrator, you will be based on-site at our flagship development, One West Point in North Acton, and the role covers both AWOL developments, with occasional travel to North Kensington Gate as required.
Your core responsibility will be managing the end-of-tenancy and unit turnaround process: ensuring outgoing residents receive excellent service and prompt deposit returns, and that incoming residents move into homes that are presented to the highest standard.

You’ll work closely with our leasing, maintenance, and property management teams to deliver a consistent and outstanding resident experience.
Key Responsibilities
- Represent the AWOL brand with professionalism and enthusiasm, embodying our values and commitment to service excellence.
- Provide attentive customer service to residents, clients, and partners.
- Conduct mid-tenancy inspections and manage all check-in and check-out procedures, including the preparation of detailed inspection summary reports.
- Take ownership of the unit turnaround process, ensuring apartments are professionally presented and fully prepared for new residents following tenancy end.
- Oversee the end-of-tenancy process, including the timely return of deposits and resolution of any dilapidation disputes in accordance with tenancy agreements.
- Coordinate remedial, maintenance, and redecoration works identified through inspections, liaising with our in-house maintenance team and approved third-party contractors.
- Identify and arrange the replacement of furniture and fittings that have reached the end of their usable life, whether mid-tenancy or during the unit turnaround process.
- Support the Property Management team in overseeing key compliance responsibilities, including Right to Rent checks, sanction screenings, and ensuring valid certification for gas safety, EICRs, and other statutory requirements.
- Set up utility accounts for incoming residents and manage utility billing during void periods to ensure operational continuity.
- Administer a range of resident services, including gym memberships, high-speed internet packages, and co-working space bookings, keeping these running reliably for residents.
- Assist in the planning and execution of AWOL resident events, building a strong sense of community among residents. Occasional out-of-hours participation will be required.
- Undertake additional ad hoc duties to support team and business objectives.
