Property and Facilities Manager

Join our PPG Architectural Coatings business, home to brands such as Johnstones and Leyland, in fundamental and exciting role.

You will manage all property related matters for the UK mainland stores. You will ensure a focus on driving commercial performance to achieve the sales, margin and cost control targets.

The primary responsibilities include store maintenance, lease negotiations, the development of the store network, implementing cost-saving plans and supporting business projects.

You will report to the National Commercial Operations Manager.

This is a hybrid role - 4 days on site in Birstall and flexible Friday.

Key Responsibilities

  • Oversee the store Network Opex budget: role to include managing spend in compliance with our requirements, the approval of works, plus monitoring and providing reports on spend v budget.
  • Manage Store Network Capex budgets.
  • Ensure that all EHS critical work is completed in a timely manner.
  • Work in collaboration with Divisional Controllers to deliver national business strategy.
  • Identify suitable properties within target areas and be the primary contact with agents and landlords.
  • Support negotiation of all new leases.
  • You will support of PPG's growth strategy, work in collaboration with the stockist and regional teams to identify businesses suitable for acquisition.
  • Be the primary contact with business owners during the gathering of financial information and negotiations to purchase.
  • Work in collaboration with Finance to evaluate the business and build the business case for purchase.
  • Work in collaboration with Divisional Controllers to identify stores requiring a refit to deliver improved sales and EHS standards.
  • Work with the Store Development team to provide a budgeted cost for each refit.
  • Maintain a record of all leased properties ensuring that the business is aware of any key deadlines i.e. breaks or expiries, allowing the business to make timely and informed decisions about the future of a store.
  • Directly conduct negotiations on lease renewals and support other members of the team in their negotiations, to limit PPG's future costs.
  • Where a third-party agency is used to carry out negotiations, clearly define the terms on which they can negotiate with the aim of limiting PPG's future costs.

Qualifications

  • 5-10 years experience of property/facilities role
  • Experience working in a multi-site network
  • Experience in retail or similar
