Preston | £50,000 – £70,000 + Car Allowance + Performance Bonus + Benefits

The Opportunity

SpenceLooker Recruitment has been retained by a well-established and highly successful family office to appoint a Property Asset Manager to join its in-house property team based in Preston.

The business owns and manages a substantial UK property portfolio with assets in excess of £100 million, comprising shopping centres, offices, industrial estates and other commercial investments, together with significant land assets.

This is an excellent opportunity to join a well-capitalised, entrepreneurial property business with a long-term investment approach and the financial capability to continue acquiring, developing and adding value to its property portfolio.

The successful candidate will work closely with senior management and you will be responsible for all day-to-day management and strategic asset management of a diverse UK portfolio.

The Role

This is a broad Property and Asset Management position offering significantly more variety than a traditional property management role. You will have take complete ownership of managing all aspects of these important assets.

Key Responsibilities

  • Manage a diverse portfolio of commercial property assets across the UK.
  • Develop and implement asset strategies to protect and grow income and capital value.
  • Manage landlord and tenant matters including rent reviews, lease renewals, lease re-gears and lease restructures.
  • Work with letting agents to develop and implement leasing strategies for vacant accommodation.
  • Identify opportunities to improve occupancy, rental income and tenant mix.
  • Manage service charge budgets, reconciliations and property expenditure.
  • Prepare and monitor service charge budgets.
  • Maintain strong relationships with tenants and occupiers.
  • Coordinate maintenance, refurbishment and improvement programmes.
  • Identify refurbishment, redevelopment and alternative-use opportunities.
  • Assist with the evaluation of land and development opportunities within the existing portfolio.
  • Support property acquisitions and disposals where required.
  • Contribute to the wider investment and property strategy of the family office.

About You

We are looking for a commercially minded Property Manager or Asset Manager who wants greater responsibility and exposure to a varied investment portfolio.

You will ideally have:

  • A minimum of 5 years property management or asset management experience
  • A good understanding of commercial leases and landlord and tenant matters.
  • Experience of rent reviews, lease renewals, lettings and lease re-gears.
  • Knowledge of service charge management, budgeting and property expenditure.
  • The commercial awareness to identify opportunities to increase income and add value.
  • A proactive, hands-on and entrepreneurial approach.
  • The ability to manage multiple properties and projects simultaneously.
  • Full UK driving licence and willingness to travel throughout the UK when required.

MRICS would be advantageous but is not essential, with relevant commercial experience and a strong understanding of property equally important.
