Property Manager
Location: Hybrid – North West England
Salary: £50,000 - £60,000 + £5,000 Car Allowance + Contributory Pension + Discretionary Bonus
About the Opportunity
Our client is an established commercial property investment and development business with a strong portfolio of industrial assets across the North West and Yorkshire. With a long-standing reputation for delivering high-quality property management and exceptional customer service, the business manages a diverse portfolio of predominantly multi-let industrial estates and is continuing to grow its investment operations.
The Role
An exciting opportunity has arisen for a Property Manager to join a growing investment team.
Working closely with senior leadership, you will take responsibility for the day-to-day management of a portfolio of 17 predominantly multi-let industrial estates across the North West and Yorkshire.
This is a varied role offering an excellent balance of operational property management alongside commercial asset management responsibilities, making it an ideal opportunity for someone looking to broaden their experience within a client-side investment environment.

Key Responsibilities
Property Management
- Manage a portfolio of predominantly multi-let industrial assets.
- Oversee service charge budgets, reconciliations, and expenditure.
- Prepare and manage annual property budgets.
- Liaise with tenants to deliver a high standard of property management service.
- Coordinate maintenance, repairs, and planned works through internal teams and external contractors.
- Ensure statutory compliance across the property portfolio.
- Manage insurance claims and property-related risk.
- Monitor arrears and work with internal teams to manage tenant accounts.
- Conduct regular property inspections and maintain accurate management records.
- Build strong relationships with occupiers, contractors, and professional advisers.
Asset Management
- Assist with lease renewals, rent reviews, and lease re-gears.
- Identify opportunities to enhance income and add value across the portfolio.
- Support void management and letting initiatives.
- Work alongside external agents on leasing activity.
- Prepare reports and recommendations for senior management.
- Contribute to business planning and portfolio performance initiatives.

About You
We're looking for someone who enjoys taking ownership of a portfolio and thrives in a collaborative, commercially focused environment where decisions are made efficiently and opportunities for development are encouraged.
You will ideally have:
- Previous commercial property management experience.
- Experience managing multi-let industrial or commercial assets.
- Good understanding of service charge management and budgeting.
- Knowledge of FRI leases and landlord and tenant matters.
- Exposure to lease renewals and rent reviews.
- Strong organisational and communication skills.
- A proactive, hands-on approach to problem-solving.
- Full UK driving licence and willingness to travel across the North West and Yorkshire.
- MRICS qualification is welcomed but not essential.
