Job Title: Property Consultant – Sales & Lettings
Location: Ipswich, Suffolk
Position: Full Time, including Saturdays

Role Overview
We are looking for an experienced, ambitious, and commercially driven Property Consultant to work across both our Sales and Lettings departments.
This is a dual-role position for someone with proven experience in both residential property sales and residential lettings. You will be responsible for winning new business, conducting market appraisals and rental valuations, securing instructions, managing client relationships, negotiating deals, and supporting transactions across the full property journey.
This is a fast-paced, target-driven role requiring strong valuation expertise, excellent commercial awareness, and the ability to confidently work across both sales and lettings while delivering an exceptional experience for vendors, landlords, buyers, and tenants.
Key Responsibilities
Sales & Lettings Valuations
- Conduct accurate and persuasive sales market appraisals and rental valuations.
- Provide expert advice on pricing, market conditions, property presentation, and marketing strategy.
- Convert valuation opportunities into new sales and lettings instructions.
- Build strong relationships with vendors and landlords to maximise repeat and referral business.
Business Generation
- Proactively generate new sales and lettings opportunities through canvassing, referrals, database management, prospecting, and local market activity.
- Build and maintain a strong pipeline of potential vendors, landlords, buyers, and tenants.
- Identify opportunities to cross-sell services and maximise revenue across both departments.
- Take ownership of personal activity levels and consistently work towards agreed targets.
Winning Instructions
- Present Oakheart Property's services confidently and professionally.
- Win new residential sales and lettings instructions.
- Develop effective strategies to convert opportunities and maintain a healthy instruction pipeline.
- Maintain strong relationships with prospective and existing clients.

Client Relationship Management
- Deliver exceptional service to vendors, landlords, buyers, and tenants.
- Act as a trusted property advisor throughout the client journey.
- Provide clear, honest, and timely communication at every stage.
- Build long-term relationships that generate repeat business and recommendations.
Negotiation & Deal Management
- Negotiate offers between buyers and sellers to achieve the best possible outcome.
- Negotiate tenancy terms between landlords and prospective tenants.
- Manage agreed sales from offer through to exchange and completion.
- Support the lettings process from agreed tenancy through to move-in, ensuring a smooth experience for all parties.
- Work closely with colleagues and relevant third parties to progress transactions efficiently.
Sales & Lettings Administration
- Ensure all property information, client records, and activity are accurately maintained within the CRM system.
- Manage pipelines effectively and ensure follow-up activity is completed promptly.
- Maintain a strong understanding of relevant sales and lettings processes and compliance requirements.
- Ensure a high standard of accuracy, organisation, and professionalism across all client documentation and communication.
Marketing & Property Presentation
- Advise clients on how to prepare and present their properties for sale or let.
- Recommend appropriate pricing, marketing, and launch strategies.
- Ensure properties are positioned effectively to maximise exposure and generate enquiries.
Team Support & Performance
- Work collaboratively with colleagues across both sales and lettings.
- Share knowledge and best practice to support the wider branch.
- Contribute positively to the overall success of the branch.
- Lead by example through high activity levels, professionalism, excellent customer service, and strong commercial performance.
- Work towards branch and company objectives.
Qualifications & Skills
The successful candidate will have:
- Proven experience in both residential property sales and residential lettings.
- Experience conducting both sales valuations and rental valuations.
- A strong track record of winning instructions and generating new business.
- Excellent negotiation and communication skills.
- Strong knowledge of the residential sales and lettings process.
- Commercial awareness and a target-driven mindset.
- The ability to manage multiple clients, transactions, and priorities simultaneously.
- Excellent organisational skills and strong attention to detail.
- Confidence working in a fast-paced, performance-focused environment.
- A proactive and self-motivated approach to business generation.
- Strong relationship-building and customer service skills.
- Local market knowledge is advantageous.
- A full UK driving licence and access to a vehicle.

Working Hours
- Monday to Friday: 8:30am – 6:00pm
- Saturday: 9:00am – 5:00pm, with a day off in lieu.
