Property Delivery Manager
We are looking for an experienced and highly organised Property Delivery Manager to drive property works, projects, defects and outstanding actions across a diverse portfolio. Sitting between Property Management and Construction, this is a hands-on role for someone who can bring structure, pace and accountability to multiple workstreams - from reviewing leases and drawings to coordinating contractors, attending sites and driving issues through to completion.
The focus is property delivery, construction, leases and building knowledge rather than traditional service charge management.
Key Responsibilities
- Own the portfolio-wide property delivery tracker, ensuring live matters have clear ownership, priority, target dates and a route to completion.
- Drive building works, defects, remedial works, refurbishments and other property actions from identification through to close-out.
- Coordinate internal teams, contractors, consultants and professional advisers to keep actions moving and resolve blockers.
- Attend site inspections and project meetings; review scopes, proposals, surveys and reports, highlighting gaps, risks and delays.
- Support snagging, defects, practical completion and handover, ensuring the right records, certificates and close-out evidence are captured.
- Review leases, plans and demised drawings to help establish responsibility for repairs, maintenance and works; escalate high-risk or commercially significant matters and report progress to senior management.

What We're Looking For
- Experience in property, construction, surveying, building management, project management or a related environment.
- Strong organisational and project management skills, with the ability to manage multiple priorities across several buildings.
- A practical understanding of construction and building works, with confidence reading drawings, plans and demises.
- Strong contractor and stakeholder management skills, with the confidence to challenge and drive action where needed.
- Commercial awareness, attention to detail and a proactive, solutions-focused approach with clear communication skills.

Desirable
- Experience across a multi-building, commercial, residential or mixed-use portfolio, including defects and remedial works.
- Knowledge of building fabric, M&E or structural issues.
- Relevant qualification or professional membership such as RICS, CIOB, APM or IWFM, plus experience with property/project systems and Microsoft Excel.
