Job Summary
We are seeking a dynamic and experienced Property Sales Manager to lead our sales team and drive property sales growth. The successful candidate will take ownership of the full sales process across 3–4 active developments (30+ units, £10m+ GDV), acting as an in-house sales agent. This role goes beyond traditional sales. You will be responsible for pricing strategy, stock release, CRM management, and overseeing any external agents to ensure maximum value is achieved across every unit.
Duties

Sales & Revenue Delivery
- Take full ownership of unit sales across multiple developments
- Negotiate offers and maintain an accurate pipeline

Pricing Strategy & Stock Release
- Manage pricing strategy across each scheme
- Regular review and adjust based on demand
- Control unit release phasing to optimise value

Sales Launches and Campaigns
- Plan and execute launch strategies for each development
- Work with marketing team to deliver high-performing campaigns
- Monitor and refine where appropriate to improve lead conversion

CRM Ownership & Sales Process Management
- Manage the company CRM ensuring all leads are captured and tracked
- Continuously work to improve the full sales process

Lead Management & Viewings
- Handle inbound enquiries
- Conduct viewings (on site and virtual)
- Proactively maintain strong communication with prospective buyers

Buyer Journey Management
- Manage buyers from reservation through to exchange and completion

External Agent Management
- Appoint and manage external sales agents where required
- Set clear expectations on pricing and buyer targeting

Show Home Presentation
- Oversee show home set up and presentation ensuring developments are consistently presented to a high standard

Experience Required
- Proven experience selling new build residential units (developer or agency side)
- Strong track record of closing deals and hitting targets
- Experience managing multiple schemes simultaneously
- Experience using CRM systems to manage and optimise sales pipeline
- Commercial understanding of pricing strategy and market positioning
Personal Attributes
- Commercially minded with strong ownership mentality
- Proactive and driven, not reliant on inbound only
- Strong negotiator and confident dealing with buyers and agents
- Organised and detail-oriented with excellent follow-through
- Comfortable operating in a fast-paced, entrepreneurial environment
Offer
- 6-month contract
- £30,000 per annum pro rata'd plus commission (£60k+ OTE potential)
