Role Description
Live Nation and Academy Music Group are seeking a commercially minded Property Director to lead the Property Team and oversee all property, maintenance, capital investment, and venue development activity across the UK venue portfolio.
This senior leadership role is responsible for ensuring the venue estate remains safe, compliant, and operationally effective, whilst supporting the growth of the business through new venue developments, acquisitions, and major refurbishment projects.
The Property Director will lead the existing Property Team and take overall accountability for the successful delivery of the company's property strategy, capital investment programme, and development pipeline. Acting as the link between venue teams, project stakeholders, and the Executive Leadership Team, they will provide clear visibility of project performance, risks, costs, and investment priorities across the portfolio.
The role requires a combination of property expertise, commercial acumen, and strong leadership, recognizing that property decisions directly impact venue performance, customer experience, revenue generation, and profitability.
Who you are
Competencies / Skills / Knowledge / Experience
Essential
- Significant senior property leadership experience within a multi-site business.
- Proven track record delivering major capital projects and development programmes.
- Strong commercial and financial acumen.
- Experience leading and developing teams.
- Strong procurement, supplier management, and contract negotiation experience.
- Ability to communicate effectively with senior stakeholders and Executive teams.
- Experience working firsthand in a construction environment both on site and in a management capacity.
Desirable
- Experience within live entertainment, venues, hospitality, or leisure.
- Experience delivering new venue developments or major redevelopments.
- Relevant professional qualification in Property, Construction, Surveying, or Facilities Management.

What the role includes
Leadership
- Lead, develop, and manage the Property Team.
- Create a culture of accountability, ownership, and continuous improvement.
- Ensure effective collaboration between Property, Operations, Finance, and Commercial teams.
Property & Capital Delivery
- Lead the delivery of all major capital projects, refurbishments, and property initiatives.
- Ensure projects are delivered safely, on time, within budget, and to the required quality standards.
- Maintain oversight of project performance, costs, risks, and programme delivery across the portfolio.
- Drive accountability from consultants, contractors, and project teams.
- Develop and maintain a sustainable, efficient, and future-ready estate that enhances asset performance, reduces operating costs, and supports Live Nation’s long-term environmental and commercial goals.
Venue Development & Growth
- Lead the property workstream for new venue developments, acquisitions, and strategic expansion opportunities.
- Support feasibility studies, due diligence, and investment appraisals.
- Ensure new venues are delivered on time, within budget, and operationally ready.
Commercial & Procurement
- Ensure property investment supports the wider commercial objectives of the business.
- Develop robust business cases and investment appraisals.
- Drive value for money across all capital and maintenance expenditure.
- Challenge existing supplier arrangements and regularly benchmark the market.
- Implement competitive tendering and procurement processes.
- Build a high-performing supplier network and ensure strong commercial outcomes from all contracts.
Executive Reporting & Governance
- Act as the primary conduit between the Property Team and Executive Leadership Team.
- Provide concise reporting on project status, budget performance, programme delivery, and key risks.
- Ensure appropriate governance, controls, and approval processes are in place.
- Identify issues early and implement corrective action where required.
Compliance & Risk
- Maintain oversight of all statutory property compliance obligations.
- Ensure effective management of health & safety, fire, environmental, and property-related risks.
- Protect and enhance the long-term value of the venue estate.
