Property Finance Manager - Build to Rent
Location: London, West End
Salary: £65,000–£75,000 + performance-related bonus
Hours: Full time
Sector: Residential / Build to Rent
We are recruiting for a Property Finance Manager to join a leading Build-to-Rent operator in London’s West End.
The business was one of the early movers in the BTR sector and has delivered a substantial portfolio of completed schemes, with a significant pipeline of new developments and acquisitions ahead. It is a vertically integrated business that designs, builds and operates large-scale residential schemes, offering the successful candidate the opportunity to join a small, collaborative team and make a visible impact as the portfolio grows.
This is a broad role with genuine ownership. You will take responsibility for accounting, reporting and financial control across the operational property portfolio, act as functional owner of the property management system, and manage a Junior Accountant.
The business is particularly interested in someone who enjoys improving processes, strengthening controls and evolving how a finance function operates, rather than simply maintaining existing ways of working.

The Role
Key responsibilities will include:
- Preparing monthly management accounts across the operational property portfolio, including accruals, prepayments and variance analysis
- Delivering regular reporting packs and supporting budgeting, forecasting and investor reporting
- Overseeing property accounting and billing, including resident charges, reconciliations, payment runs and Direct Debit collections
- Managing and reviewing the transactional accounting undertaken by the team
- Monitoring collections and working closely with operational teams on outstanding balances
- Preparing management company accounts, VAT returns and supporting year-end statutory reporting, Corporation Tax and audit
- Acting as functional owner of the property management system, ideally Yardi, including new entities, properties, charge structures and reporting
- Owning the reconciliation and control framework between the property system and general ledger
- Identifying and implementing opportunities to improve systems, controls and finance processes
- Leading the finance elements of onboarding new operational properties
- Managing, coaching and developing the team
- Identifying opportunities to automate and streamline routine finance activity, including through technology and AI

About you
You will have strong experience in real estate property finance, with residential or Build-to-Rent experience helpful but not essential.
You are likely to bring:
- Experience working with property management systems such as Yardi, MRI, Qube or similar
- Strong management accounting and property accounting experience
- Experience improving finance processes and controls
- The ability to manage a broad remit and work to a structured monthly timetable
- Confidence working across finance, operations and property teams
- An interest in using technology to improve and automate finance processes
- A recognised accountancy qualification, or equivalent experience
- A hands-on, improvement-focused approach and the appetite to help shape a growing finance function
