Location: Bradmarsh Business Park, Rotherham, S60 1BY
Salary: £26,365.00 p/a
Hours: 39 hours p/w
Contract: Full-Time, Permanent

About the Role

We’re looking for an organised and proactive Property & Maintenance Administrator to join our small, busy and collaborative team. You’ll coordinate repairs and maintenance across our property portfolio, managing requests from initial report through to completion. This will involve assessing and prioritising repairs, arranging appointments and access, allocating work to contractors or maintenance teams, and actively monitoring progress, repair timescales and KPIs, escalating overdue or at-risk works to make sure repairs are completed within the required timescales. You’ll manage a shared Property & Maintenance inbox, which is the main route for incoming repair requests, alongside telephone enquiries and other requests, while also coordinating scheduled Health & Safety inspections and following up any actions arising from them. A key part of the role is keeping a clear overview of outstanding work and proactively chasing progress. You’ll work closely with tenants, support workers, landlords, contractors, maintenance operatives and colleagues to resolve issues, communicate updates and keep things moving. You’ll also support the management of damp and mould repairs, including monitoring relevant timescales and actions under Awaab’s Law, and contribute to improving Property & Maintenance processes and ways of working.

We’re Looking For Someone That Is

  • Highly organised, proactive and able to manage competing priorities.
  • Comfortable working in a busy, reactive environment where priorities can change.
  • Detail-focused, accurate and able to keep on top of multiple repairs, inspections and deadlines.
  • A confident and professional communicator, both verbally and in writing.
  • Able to work collaboratively within a small team while also taking ownership of your workload.
  • A practical, solution-focused approach, with the ability to use initiative, resolve issues and follow actions through to completion.
  • Confident using IT systems, including Outlook, Excel, databases and online systems.
  • Can communicate professionally and sensitively with people who may be vulnerable or whose circumstances can be complex.

Experience in property maintenance, housing, repairs administration or contractor coordination would be advantageous, as would knowledge of common property maintenance issues. Knowledge of housing repairs requirements, including Awaab’s Law, is desirable but training will be provided.
