Property Maintenance Manager (Contractor Delivery)

£54,336 per annum + benefits | The Maltings, Bath | Hybrid Full Time | Permanent | 37 hours per week

Some problems in a home need more than a standard repair. Damp and mould, hazards in the home and damage from a flood or fire all need a skilled eye to find the cause and the right fix. That's the work our Specialist Works team does.

As our Property Maintenance Manager, you'll look after that team of Project Surveyors. You'll oversee specialist and major repairs, insurance works, HHSRS cases and damp and mould remediation, with a budget of over £5m a year. You'll also help us deliver more of this work through our in-house commercial works team.

You'll be our Principal Designer under CDM 2015 and our technical lead on surveying, damp and mould and HHSRS. Just as important, you'll keep customers informed and at the centre of works that can often be disruptive.

What you'll be doing

  • Overseeing specialist, major and insurance works so they run safely, on time and to budget, with minimal disruption to customers
  • Acting as Principal Designer and carrying out Curo's client duties under CDM 2015 for works in your remit
  • Guiding our technical response to damp, mould and HHSRS, so problems are fixed at the root cause and Awaab's Law timescales are met
  • Working with contractors and our in-house commercial works team, keeping costs under control
  • Managing a budget of over £5m, with clear reporting for the Executive Team and boards
  • Managing Section 20 consultation with leaseholders and working with local authorities on HHSRS cases
  • Making sure complaints are resolved thoroughly and on time and using feedback to improve how we deliver works
  • Finding better ways to work, from using our resources well to trying new technology, adding value for customers and the business
  • Coaching and developing your Project Surveyors through regular one-to-ones and reviews

More about you

You might be a building surveyor, building engineer, architect or civil engineer. Whatever your background, you enjoy working out why a home has gone wrong and how to put it right for good. You're comfortable with CDM responsibilities and know what landlords must do about damp, mould and hazards.

You're a supportive manager who coaches people well and sets clear expectations. You're curious and always looking for a better way of doing things. You can explain a technical problem in plain English, whether you're talking to a customer, a contractor or a board. And you never forget that behind every project is someone's home.

Essential:

  • A built-environment qualification, such as building surveying, engineering or architecture, or equivalent professional experience
  • The knowledge and experience to act as Principal Designer under CDM 2015, including the client role on building or refurbishment works
  • Strong building pathology skills
  • Experience of managing and developing surveyors or other technical professionals
  • Experience of managing contractors or in-house teams on specialist or complex works, including change control and variations
  • Experience of managing a substantial budget and profiling spend across the year
  • Knowledge of damp and mould diagnosis and HHSRS, with an understanding of landlords' legal duties, including Awaab's Law
