About the Role
An opportunity to help shape two growing Edinburgh businesses
HomeForce is looking for an experienced, organised and commercially minded Property Maintenance & Operations Manager to join our small, friendly Edinburgh team.
We operate two complementary businesses:
- HomeForce Property Management provides residential letting and property management services to landlords across Edinburgh.
- Edinburgh HomeForce connects customers with a trusted network of local tradespeople and supports contractors with job management systems and services.
We're looking for someone who can take ownership of our property maintenance operations, help coordinate enquiries and jobs across both businesses, and work closely with the business owner to develop more efficient systems and processes.
This isn't a role where you'll simply inherit a set of established procedures. You'll have the opportunity to help develop how the businesses operate as they grow.
What you'll be doing
Property maintenance and compliance
- Coordinate maintenance and repairs across our managed property portfolio.
- Arrange statutory compliance inspections and certification, including gas safety, electrical inspections, PAT testing and other landlord requirements.
- Liaise with landlords, tenants and contractors to ensure work is organised and completed efficiently.
- Manage quotations, job progress, deadlines and follow-up.
- Build and maintain strong relationships with our network of accredited contractors.

I’m in my final year doing Economics and I don’t know whether to apply for grad schemes now or do a masters first. What do you think?
Honest answer — it depends on where you want to end up. A lot of top grad schemes (Big 4, civil service, banking) don’t need a masters. Let’s look at the ones you’d be competitive for now, and we can decide if a masters actually adds anything.
Also worth knowing: most autumn 2026 applications are open now. Timing matters more than you think.

Grad scheme, placement, apprenticeship? Not sure what you want yet — that's fine. Your agent talks it through with you and turns "I have no idea" into a shortlist.

Experience with ServiceM8 or similar job management software would be an advantage, but isn't essential. You don't need to be a qualified tradesperson, although a practical understanding of building maintenance and repairs would be extremely useful.
Working arrangements
This is an office-based role, with regular visits to properties as required. Home working is not available.
Driving licence
A full, clean UK driving licence (or equivalent licence valid in the UK) is essential. A company car is provided for work-related travel.
Why join HomeForce?
We're a small, established business with ambitious plans to grow our property management services.
You'll work directly with the owner and have a genuine opportunity to influence how the businesses develop.
We offer a friendly, supportive working environment, considerable variety and the opportunity to take ownership of an important part of our operations.
For someone who enjoys improving the way things work, rather than simply following existing procedures, this could be a particularly rewarding role.
How to apply
Please send your CV together with a short covering note explaining your relevant experience and why this particular role appeals to you. We'd be especially interested to hear about a process or system you've helped improve in a previous role.
