Role Overview
The Property Maintenance Supervisor (PMS) post at Kisimul School, Haverhill, is a new role which will provide property support to the school, due to open in January 2027.
The PMS will be part of the Property Team, South Region, and will report into the Regional Property Manager (South) and Head of Property Services. The role will also work closely with the School Head Teacher to ensure that the building and grounds are well maintained, compliant with building & safety legislation and that reactive repairs are undertaken in a timely manner.
It is expected that the PMS will be able to assess priorities, manage their own workload, undertake a range of repair and maintenance tasks themselves, and when necessary, instruct contractors to complete specialist works.
Key Responsibilities
- Reactive Repair Service: Utilise the CAFM task reporting system, assess all identified breakdowns that require repair, undertake an initial first-fix, isolation, make-safe as required, request assistance from external contractors where required, ensure that a full repair has been undertaken, organise any follow up work that may be required and finally close down the task on the CAFM system.
- Preventative Planned Maintenance: Liaise with the Property Coordinator to schedule the PPM tasks that are required within the prescribed timeframe ahead of expiry dates, undertake tasks that are within capability or allocate tasks to external contractors, ensuring that they are provided access and undertake the tasks safely. Worksheets, certification and any other records are to be obtained for uploading onto the CAFM system.
- Life Cycle CAPEX Works: Assist the Regional Property Manager (South) in identifying works that are to be included in the annual CAPEX programme, assist in the planning of contractors undertaking the works.
- External Contractors: Assist in the supervision of external contractors where they are instructed to carry out specific property works, ensuring the safety of the pupils and staff of the school.
- Assist in completing and recording relevant auditory processes associated with the role.
- Reporting/resolving any faults and/or hazards in a timely manner.
- Liaise with the School Head Teacher in the execution of all property tasks to ensure that works are completed safely and cause minimal disruption.
- Have a working knowledge and adhere to the relevant industry Health & Safety Regulations to work with Safe Systems of Work including Risk Assessments, Method Statements, COSHH Assessments and Permits to Work.
- Attend meetings, training courses and follow-up refresher courses as required.
- Record information ensuring it is legible, accurate and complete.
- Communicate in a manner that is appropriate and accurate.
- Promote good department housekeeping principles and commercial “workperson-like” demeanour.
- Recognise and promote that ultimately the pupils and their representative staff are “The Client.”

- Reliable, dependable and proactive.
- Practical and confident carrying out general maintenance and basic repairs.

- Previous experience of organising and supervising the work of external contractors as well as internal team operatives.
- Experience of working and engaging with property related auditory inspections, compliance systems and servicing regimes – boilers, fire equipment etc.
- Basic IT literacy – work-based Apps (defect logging), emails.
- Previous trade experience is desirable, although not essential; applicants must be practically minded and flexible with their skills and should be comfortable arranging and supervising work as well as physically executing themselves to an extent.
- Working knowledge of relevant industry Health and Safety Regulations and Safe Systems of work including Risk Assessments and Method Statements with a willingness to learn.
