Most of your apprenticeship is spent working. You’ll learn on the job by getting hands-on experience.
What you'll do at work
Day-to-day you will be interacting with clients through a variety of mediums, face to face, over the phone, and via digital platforms. The successful candidate should have a confident ‘can do’ attitude and will develop a highly transferable set of knowledge and skills over the course of the apprenticeship.
Property Marketing & Viewings alongside senior staff member: Conducting property tours for groups of students and helping them navigate the application process
Tenant Support: Acting as a friendly, professional point of contact for students (and often their parents/guarantors) regarding tenancies and rent
Property Inspections with senior staff members: Carrying out termly visits to ensure our houses are being looked after and identifying any "wear and tear" issues
Maintenance Liaison: Coordinating with contractors to fix everything from broken kettles to boiler issues, ensuring minimal disruption to students' studies
Compliance: Learning the specific legal requirements for HMOs (Houses in Multiple Occupation), including fire safety and licensing

- Customer Service: Apply a range of customer service skills in order to provide a professional, accurate, timely, ethical and non-judgemental front line service which meets the needs of a diverse range of customers and stakeholders
- Communication: Demonstrate appropriate communication skills to enable timely identification and/or resolution of issues for customers and appropriate signposting to other colleagues and/or partner agencies.
- Collaborative working: Work collaboratively with colleagues and partners to achieve individual, team and business targets. Respond to vulnerability: Use skill and judgment to understand the needs of vulnerable individuals and groups (including those with complex needs) and respond appropriately
- Information collection and sharing: Use a variety of methods to identify, collect and communicate technical and other information in a confident and effective manner.
- Influencing and negotiating skills: Influence and negotiate with customers, partners and suppliers.
- Self Management: Organise and plan their own work to ensure tasks are completed and deadlines met.
- Problem Solving: Use a problem solving and flexible approach in their day to day duties.
- Tools and Equipment: Effective use of IT equipment and software, through administration and the appropriate use of work equipment
- Decision making: Effective decision making in order to apply the businesses objectives and priorities.

Training schedule
Housing and Property Management Level 3. Training schedule is set out by the training provider. This is a mix of in person face to face training at their Manchester office every term and monthly teams meetings.
Requirements
Essential qualifications
- GCSE in: English (grade C or above (Level 4 or above))
- Maths (grade C or above (Level 4 or above))

Other requirements
- Communication Skills: You’re confident, approachable, and able to build rapport quickly with clients and student groups. Must be confident using phones, email and digital systems.
- Resilience: The student market moves fast, You’ll need to keep your cool under pressure.
- Organisation and Attention to Detail: Managing multiple sets of keys and legal documents requires a sharp eye and a tidy mind.
- Ability to work both independently and as part of a team.

Gaining a Level 3 qualification while learning the highly specialised student rental market. The housing sector is massive in Manchester - this is a fantastic springboard into senior property management or lettings roles.
Apprentices have the opportunity to study an industry recognised qualification alongside their apprenticeship. Options include the Chartered Institute of Housing Level 3 Certificate in Housing Practice and The Property Institute Level 3 Course in Leasehold Property Management for Apprentices. During their qualification, apprentices receive student membership, granting access to resources, webinars, and industry events.
Progression - successful apprentices who demonstrate the right attitude and aptitude will be offered the opportunity to progress into a permanent Property Manager and Lettings Negotiator role, with further salary increases and career development opportunities.
