This is a fantastic opportunity for a driven and customer-focused property professional to take ownership of a residential leasehold portfolio, build strong client relationships, and play a key role in delivering exceptional property management services.
Our client is seeking a Property Manager who combines strong technical knowledge with excellent communication skills and a proactive approach. You will be trusted to manage a portfolio of residential developments, ensuring properties are maintained to the highest standards while delivering a first-class experience for leaseholders, residents, clients, and stakeholders.
The Role
As Property Manager, you will take responsibility for the successful management of a residential leasehold portfolio, acting as the key point of contact between clients, residents, contractors, and internal teams. You will be responsible for ensuring operational excellence across your portfolio, resolving issues efficiently, and providing a proactive and professional service.
Key Responsibilities
- Take full ownership of a portfolio of residential leasehold developments across London.
- Develop and maintain strong, trusted relationships with freeholders, resident associations, leaseholders, contractors, and key stakeholders.
- Carry out regular site inspections, identifying opportunities for improvement and ensuring developments are maintained to a high standard.
- Manage repairs, maintenance programmes, and contractor performance from instruction through to completion.
- Oversee service charge budgets, expenditure, and financial reporting, ensuring transparency and value for clients.
- Support major works programmes, including Section 20 consultation processes where required.
- Ensure properties remain compliant with all relevant health and safety legislation and industry regulations.
- Manage resident enquiries, complaints, and escalations with professionalism, ownership, and a solutions-focused approach.
- Provide regular updates and reporting to clients, demonstrating strong portfolio performance and service delivery.
- Collaborate with internal teams including accounts, maintenance, and operations to deliver a seamless customer experience.
- Maintain accurate records and ensure all property management systems and documentation remain up to date.

Qualifications & Experience
To be successful in this role, you will have:
- Proven experience as a Property Manager, Block Manager, or similar role within the leasehold property management sector.
- A recognised industry qualification, ideally TPI, ATPI, MTPI, or FTPI.
- Strong knowledge of residential leasehold management, service charges, compliance, and relevant legislation.
- Experience managing a residential portfolio with confidence dealing directly with clients, leaseholders, residents, and contractors.
- Excellent communication and relationship management skills.
- Strong organisational ability, with the confidence to manage competing priorities and deadlines.
- A proactive mindset with the ability to identify issues, provide solutions, and take ownership.
- A commitment to delivering outstanding customer service and building long-term relationships.
