⚡️ The Role
The Property Manager is responsible for the day-to-day management of a portfolio of commercial and mixed-use properties on behalf of landlord clients, ensuring assets are managed efficiently, compliantly and to a high standard. The role covers service charge management, lease administration, tenant relations, building operations, health & safety, and landlord reporting, acting as the principal point of contact between landlords, tenants and contractors.
🙌 Key Responsibilities
- Manage a portfolio of commercial/mixed-use properties, acting as the main point of contact for landlords, tenants, contractors and other stakeholders.
- Prepare, monitor and reconcile annual service charge budgets, ensuring costs are properly apportioned, recoverable and communicated clearly to tenants.
- Oversee service charge accounting, including year-end reconciliations, in conjunction with the finance team.
- Instruct, manage and monitor performance of contractors and suppliers (M&E, cleaning, security, landscaping etc.), ensuring value for money and contract compliance.
- Undertake regular property inspections to monitor condition, identify works required and ensure compliance with lease obligations.
- Assist facilities managers in managing health & safety compliance across the portfolio, including fire risk assessments, PPM schedules, and statutory compliance records.
- Handle lease administration matters including rent reviews, lease renewals, assignments, sub-lettings, licences to alter, and consents.
- Manage arrears in conjunction with the accounts team, escalating where necessary.
- Build and maintain strong tenant relationships, resolving queries, complaints and disputes promptly and professionally.
- Oversee the onboarding of new tenants and offboarding/dilapidations process for outgoing tenants.
- Prepare regular landlord reports covering financial performance, operational matters, and upcoming works or risks.
- Manage capital works and refurbishment projects, liaising with building surveyors and project managers as required.
- Ensure all properties are managed in accordance with the RICS Service Charge Code and relevant regulatory requirements.
- Support business development by contributing to management proposals and pitches for new instructions.
- Maintain accurate records on property management systems (e.g. Qube, Yardi, MRI, TRAMPS or similar).

👀 What We’re Looking For
Essential:
- Proven experience in commercial or mixed-use property management within the UK market.
- Sound working knowledge of landlord and tenant law, service charge principles, and the RICS Standard – Service Charges in Commercial Property.
- Strong financial acumen, including budgeting, reconciliations and reporting.
- Excellent communication and relationship-management skills, with the confidence to liaise with landlords, tenants, and senior stakeholders.
- Well-organised, with the ability to manage a varied workload and competing priorities across multiple properties.
- Good working knowledge of health & safety legislation as it relates to commercial property.
- Proficient in Microsoft Office (particularly Excel) and property management software.
- Full UK driving licence.
Desirable:
- Experience managing Central London commercial assets desirable but not essential.
- Experience working with managed tenant spaces
- Consultative selling skills
✏️ Qualifications
- Degree or equivalent professional qualification required (desirable in a relevant field - Real Estate, Surveying, Estate Management or related field, but not essential).
- RICS membership (MRICS)
