We have an exciting opportunity for a Property Manager to join our growing Infrastructure team in Warrington. Working on behalf of major infrastructure clients, you will take responsibility for a portfolio of void and surplus assets, ensuring properties are managed effectively, remain compliant, and are positioned to maximize value.

This is a varied role offering exposure to a diverse property portfolio and the opportunity to work closely with clients, contractors and internal teams. You'll play a key role in reducing vacancy levels, identifying asset management opportunities and delivering excellent client service, while helping to support the continued growth of our Infrastructure business.

Main Tasks

  • Manage a portfolio of void and surplus properties on behalf of major infrastructure clients.
  • Oversee the acquisition and onboarding of new assets into the portfolio.
  • Identify opportunities to reduce vacancy levels and provide recommendations to clients.
  • Build and maintain strong relationships with clients, contractors, security providers, and internal stakeholders.
  • Manage security requirements and carry out regular audits across the portfolio.
  • Assist in the identification and disposal of surplus property where appropriate.
  • Work closely with Facilities Management colleagues to ensure all compliance requirements are met before properties are re-let.
  • Manage contractors, including health and safety compliance, quality control, project sign-off, and invoice approvals.
  • Maintain accurate property and financial records using the TRAMPS property management system.
  • Undertake regular property inspections and provide accurate, timely reporting to clients.
  • Identify and implement asset management initiatives that improve property performance and value.
  • Support the identification of strategic development opportunities where applicable.
  • Monitor and manage service level agreements (SLAs) and key performance indicators (KPIs).
  • Maintain an up-to-date knowledge of relevant property legislation and industry best practice.

What Will It Take to Be Successful?

  • Previous experience in residential or property management, with confidence managing relationships with clients, tenants, and contractors.
  • Strong communication and interpersonal skills, with the ability to build trusted relationships with a range of stakeholders.
  • Excellent organizational skills, with the ability to manage multiple priorities and meet deadlines.
  • High levels of attention to detail and accuracy in both administrative and reporting tasks.
  • Strong problem-solving skills and the ability to use initiative when managing day-to-day challenges.
  • A proactive and customer-focused approach, with a commitment to delivering a high standard of service.
  • Confidence using Microsoft Office applications and an aptitude for learning new systems and technology.
  • Knowledge of property compliance requirements and CDM regulations would be advantageous.
  • A positive, collaborative attitude and the ability to work effectively both independently and as part of a team.
  • Full UK driving licence and willingness to travel to client properties as required.
