About Us

Martin & Co Gainsborough is part of the UK's largest property franchise network, managing a growing portfolio of residential properties across Gainsborough and the surrounding Lincolnshire area. We're known for responsive service and we're looking for an organised, people-focused Property Manager to join our team.

The Role

You'll be the main point of contact for a portfolio of properties, balancing landlord expectations, tenant needs, and day-to-day operations. This is a hands-on role suited to someone who's equally comfortable on the phone with a tenant, walking a property for an inspection, or reviewing a maintenance invoice.

Key Responsibilities

  • Manage a portfolio of properties, acting as the primary contact for landlords and tenants
  • Coordinate repairs and maintenance, liaising with contractors and ensuring work is completed to standard and on budget
  • Conduct routine property inspections and prepare condition reports
  • Handle tenant queries, complaints, and lease renewals
  • Process rent collection, arrears management, and deposit returns
  • Ensure properties comply with relevant safety and legal regulations (gas safety, EPC, right-to-rent, etc.)
  • Onboard new tenants, including referencing and move-in coordination
  • Keep accurate records in [property management software, e.g Jupix PropertyFile]

What We're Looking For

  • Previous experience in property/lettings management (or a related field such as estate agency)
  • Strong communication skills and a calm, solutions-focused approach under pressure
  • Excellent organisational skills — able to juggle multiple properties and priorities
  • Working knowledge of landlord/tenant law and safety regulations [or willingness to learn]
  • A full, clean driving licence (properties are spread across Gainsborough and nearby villages, so regular travel is required)
