Portfolio Manager – Residential Property Management

Are you an experienced Property Manager looking to take the next step in your career? We’re working with a well-established and successful independent estate agency in Stockport that is looking for an enthusiastic, proactive, and service-driven Portfolio Manager to join their growing team.

This is an excellent opportunity for someone with residential Property Management experience who is ready to take ownership of their own portfolio while being supported by an experienced and close-knit team.

About the Role

As Portfolio Manager, you’ll take full ownership of your own portfolio of residential properties and become the key point of contact for landlords and tenants.

You'll be responsible for ensuring properties are well managed, compliant, and maintained while delivering a consistently high level of customer service.

Key Responsibilities

  • Manage your own portfolio of residential properties.
  • Act as the primary point of contact for landlords and tenants.
  • Build and maintain strong landlord, tenant, and contractor relationships.
  • Coordinate maintenance, repairs, and contractors.
  • Oversee property compliance and ensure legal requirements are met.
  • Handle complex tenancy matters and resolve issues professionally.
  • Manage and negotiate periodic rent increases.
  • Conduct routine property inspections and produce detailed reports.
  • Carry out check-out inspections.
  • Manage deposit returns.
  • Follow up on maintenance and tenancy-related issues.
  • Keep landlords and tenants informed throughout the management process.
  • Identify practical solutions to problems and resolve issues efficiently.
  • Maintain accurate records and ensure all property management administration is completed.
  • Work closely with your dedicated Assistant and the wider team to ensure an efficient service.

Working Hours

  • Monday–Thursday, 09:00–17:30
  • Friday, 09:00–17:00
  • Saturday: 1 in 4 Saturdays, 10:00–14:00, with time off in lieu

We’re looking for someone who is confident, organised, and proactive, with a genuine passion for residential property management.

You will ideally have:

  • At least 1 year’s residential Property Management experience.
  • A full UK driving license.
  • Strong knowledge of residential property management processes.
  • Excellent communication and relationship-building skills.
  • Strong organizational and time-management abilities.
  • The ability to manage a busy portfolio and prioritise competing demands.
  • A proactive approach and the ability to think on your feet.
  • Confidence handling challenging tenancy and landlord matters.
  • The ability to remain calm and professional under pressure.
  • Strong attention to detail.
  • Excellent problem-solving skills.
  • A professional and customer-focused approach.
  • The ability to work independently while contributing positively to a wider team.
