Property Manager - Portsmouth (Residential Lettings)

Location: Portsmouth (office-based with local travel)
Salary: £30,000-£40,000 DOE + benefits
Job Type: Full-time, permanent

The Role

We're recruiting a Property Manager to manage a residential lettings portfolio across Portsmouth and surrounding areas. You'll be the main point of contact for landlords and tenants, ensuring properties are well maintained, compliant, and issues are resolved efficiently.

Key Responsibilities

  • Manage a portfolio of residential properties end-to-end
  • Handle maintenance issues: triage, instruct contractors, negotiate costs, and follow through to completion
  • Coordinate inspections, check-ins/outs, inventories, and renewals (where applicable)
  • Ensure compliance across the portfolio (gas safety, EICR, EPC, licensing, Right to Rent, deposit rules)
  • Liaise with landlords and tenants professionally, handling queries and complaints calmly
  • Manage arrears/chasing where required and work closely with accounts/admin
  • Keep property management systems updated with accurate notes and documentation
  • Support the wider lettings team with a proactive, solutions-first approach

What We're Looking For

  • Proven experience in residential property management (agency or portfolio)
  • Strong knowledge of lettings compliance and best practice
  • Confident communicator—able to handle difficult conversations tactfully
  • Highly organised with good attention to detail and ability to manage workload
  • Full UK driving licence preferred (depending on portfolio/travel needs)
