Job Title: Property Manager – Birmingham

About the Role

We are seeking an experienced Property Manager to join our Birmingham team. You will take responsibility for the day-to-day management of an expanding portfolio of properties. This is a hands-on, varied role combining remote property management with on-site visits for inspections, move-ins, move-outs, and meetings with tenants, landlords, and contractors.

You will be the main point of contact for landlords and tenants, ensuring properties are managed efficiently, issues are resolved promptly, and excellent relationships are maintained. This role is ideal for someone who thrives in a fast-paced lettings environment, enjoys working independently, and is adept at managing multiple priorities.

Key Responsibilities

  • Oversee the daily management of a portfolio of properties in Birmingham
  • Build and maintain strong relationships with landlords and tenants
  • Serve as the main point of contact for tenants throughout their tenancy
  • Liaise with landlords to provide regular, clear updates
  • Coordinate maintenance and repairs from initial report to completion
  • Develop a trusted network of contractors and suppliers
  • Obtain and compare contractor quotations as needed
  • Negotiate with contractors to ensure cost-effective, high-quality work
  • Arrange and attend property inspections, move-ins, and move-outs
  • Identify and report any maintenance needs during inspections
  • Ensure properties are well-presented and maintained
  • Handle tenancy-related queries and resolve issues quickly
  • Collaborate with the wider lettings team to ensure seamless service
  • Support property viewings when required
  • Maintain accurate records and complete tasks within deadlines
  • Proactively identify opportunities to improve processes and customer experience

What We're Looking For

  • Previous experience in property management or a similar lettings role
  • Good knowledge of residential lettings processes
  • Excellent communication and relationship-building skills
  • Confident dealing with landlords, tenants, and contractors
  • Strong negotiation skills, especially in contractor pricing
  • Highly organised with attention to detail
  • Capable of managing your own workload and priorities
  • Practical, solution-focused approach to problem-solving
  • Comfortable working independently in a remote setting
  • Flexible and able to travel across Birmingham for property visits
  • Full UK driving licence and access to a car (essential)

The Role

This position offers remote and flexible working arrangements, allowing autonomy in your schedule while remaining actively hands-on with your property portfolio. You will regularly travel throughout Birmingham for inspections and meetings, while also completing remote, desk-based work. Additional support for property viewings and the wider lettings team may be required at times.
