Property Manager

On-Call Required (Saturdays – Compensated Separately)

About the Role

We are seeking a skilled, customer-focused Property Manager to oversee the daily operations of our property portfolio. This role involves maintaining high standards across all properties, coordinating teams, managing guest/tenant relationships, and proactively expanding our portfolio.

Key qualities required include:

  • Strong communication and organisational skills
  • Excellent attention to detail
  • Ability to manage multiple priorities in a fast-paced environment
  • On-call availability on Saturdays for guest check-ins and emergencies

The Property Manager will oversee day-to-day operations, ensure compliance, support business growth, and deliver exceptional guest and tenant service.


Key Responsibilities

Property Operations

  • Manage all day-to-day operational aspects of the property portfolio.
  • Conduct regular property inspections (with occasional travel required).
  • Coordinate repairs, maintenance, and refurbishment works with contractors.
  • Monitor property compliance (health & safety, certifications, licensing).
  • Maintain accurate property records and documentation.

Business Development

  • Proactively grow the portfolio by identifying and securing new properties.
    • Research and approach potential landlords and developers.
    • Build relationships with estate agents, referral partners, and industry contacts.
    • Market vacant properties to attract tenants.
    • Conduct property viewings and present management service benefits.
  • Support occupancy, growth, and revenue targets through outreach.

Guest & Tenant Management

  • Primary point of contact for guests, tenants, owners, contractors.
  • Handle enquiries, complaints, and issues promptly and professionally.
  • Oversee guest check-ins, arrivals, and departures for seamless experiences.
  • Ensure consistently exceptional customer service standards.

Housekeeping & Maintenance Coordination

  • Schedule and supervise housekeeping teams for property preparation.
  • Monitor maintenance schedules and emergency repairs.
  • Evaluate contractor performance and service quality.
  • Manage supplies, furnishings, and inventory.

Administrative Duties

  • Maintain booking systems, calendars, and property management software.
  • Prepare operational performance reports (occupancy, maintenance, etc.).

On-Call Responsibilities (Saturdays)

  • Available for guest check-ins, late arrivals, and urgent property issues.
  • Coordinate solutions to minimise guest disruption and protect assets.
  • Respond promptly to emergency repairs or operational matters outside hours.

Skills & Experience

Essential

  • Proven experience in property management, hospitality, serviced accommodation, or similar operational roles.
  • Strong organisational skills with proven time-management ability.
  • Excellent communication and customer service skills.
  • Ability to multitask multiple properties simultaneously.
  • Proficiency in Microsoft Office and property management systems.
  • Full UK driving licence and reliable vehicle access.

Desirable

  • Experience managing holiday lets or short-term rentals.
  • Knowledge of UK property compliance and health & safety regulations.
  • Experience with contractor coordination and maintenance teams.
  • Familiarity with booking platforms (e.g., Airbnb).
