Property Operations Manager - South
Full-time, Permanent
The Role
The Property Operations Manager will support the Head of Property and the wider Dental Property team in developing a market‑leading portfolio of dental practices, creating environments that become the brand of choice for both our customers and our people.
This is a regional role covering practices across Southern England. We are open on location, with the region split between the South West and South East. The territory assigned will be determined by the successful candidate's location and ability to travel across the region.
Responsibilities
- Contribute to the delivery of planned and reactive FM services across dental practices within your region.
- Analyse compliance data proactively to address issues, reduce risk and protect the estate and Bupa brand.
- Support Practice Managers with completing and managing compliance activity.
- Lead the delivery of small works projects across the dental practice estate.
- Deliver regional and national initiatives linked to compliance and property performance.
- Develop, implement and manage Planned Preventative Maintenance programmes in line with compliance standards, best practice and customer needs.
- Ensure the property portfolio meets all legislative, regulatory and environmental requirements.
- Produce costed project appraisals to support estates activity and budget planning.
- Support capital expenditure planning and investment decisions across the portfolio.
- Provide field‑based technical support to Estates colleagues in the Support Centre.
- Support practices with security‑related matters.
- Assist the Property Programme Manager with integrating new properties into the portfolio.
- Ensure value for money through strong supplier management and by positively influencing stakeholder expectations.
- Support team members and deputise when required.
- Escalate major issues appropriately and in a timely manner.
- Manage relationships and interfaces with third‑party suppliers and service providers.
- Carry out any other duties required to ensure the smooth and efficient running of the property function.

Skills/Experience
- Strong understanding of Facilities Management.
- Knowledge of site and physical security.
- In‑depth understanding of property compliance, including Fire, Asbestos and Water Hygiene.
- Experience managing multi‑site locations.
- A recognised Health & Safety qualification (IOSH/NEBOSH).
- RICS, IWFM or equivalent qualification (desirable).
- Knowledge of construction techniques and building specifications.
- Technical experience in building diagnostics and problem‑solving.
- Experience managing projects across multiple locations.
- Solid business acumen and strong commercial awareness.
- Customer insight and empathy, with a focus on positive outcomes.
- Strong communication skills, able to engage, influence and motivate others.
