Guardian Manager / Property Manager – London
Salary: £35,000 + Commission

Are you an experienced Property Manager, Lettings Manager, Property Guardian Manager, Resident Manager, or Accommodation Manager who enjoys combining property management with customer relationships, occupancy, and commercial responsibility?
This is an exciting opportunity to join a successful and growing property management and property guardianship business, taking responsibility for a portfolio of properties and the Guardians who occupy them.
This is far more than a traditional Property Manager position. You'll manage the complete Guardian journey, from attracting prospective occupants and conducting property viewings through to onboarding, occupancy management, Guardian engagement, property visits, compliance, and ultimately property handbacks.
With a £35,000 basic salary plus commission, this role would suit a commercially minded property professional who enjoys working with people, solving problems, and taking genuine ownership of their portfolio.
The Role
Reporting to the Head of Guardian Management, you'll act as the primary point of contact for Guardians while ensuring properties maintain optimum occupancy levels and are managed professionally, efficiently, and compliantly.
Your responsibilities will include:
- Managing a portfolio of Guardians and residential/property guardian accommodation.
- Conducting property and room viewings and converting enquiries into new occupants.
- Achieving room sales, occupancy, and portfolio KPIs.
- Working closely with Marketing to attract prospective Guardians and generate enquiries through channels including SpareRoom and online property platforms.
- Managing the complete Guardian onboarding process, clearly explaining responsibilities, expectations, and Licence Agreements.
- Building strong relationships with Guardians and Head Guardians through regular communication and property visits.
- Proactively managing Guardian welfare, resident relations, and engagement.
- Ensuring Guardians remain compliant with Licence Agreements, property rules, and behavioural standards.
- Managing difficult or sensitive Guardian situations professionally while balancing customer care with commercial requirements.
- Responding quickly to issues identified through property inspections and inspection reports.
- Managing property visits and ensuring any resulting actions are completed.
- Liaising with Finance regarding payment issues, arrears, and delayed payments.
- Working alongside Legal to maintain contractual and legal compliance.
- Serving notices where required and managing the associated Guardian communication.
- Coordinating property handbacks, ensuring they are completed promptly and efficiently.
- Ensuring vacated rooms are cleared, prepared, and available for re-letting/resale as quickly as possible.
- Maintaining accurate Guardian and property information using the company's CRM/property management system.
- Managing property keys accurately and securely.
- Responding to Guardian queries by telephone, email, and CRM, taking ownership through to resolution.
- Producing regular reports covering occupancy, available properties, viewings, Guardian issues, and property matters.
- Working closely with Business Development, Marketing, Finance, Legal, and Property teams.
- Supporting competitor analysis and researching local markets when launching new properties.
- Ensuring appropriate Health & Safety, Data Protection, and property compliance standards are maintained.

About You
We're looking for someone who combines excellent property management and customer service skills with a strong commercial instinct.

Previous property guardianship experience would be advantageous, but isn't essential. We're equally interested in candidates from residential lettings, property management, Build to Rent (BTR), PBSA/student accommodation, serviced accommodation, co-living, or housing environments.

You'll ideally have:
- Experience within property management, lettings, residential accommodation, or housing.
- Strong tenant, resident, Guardian, or customer relationship management skills.
- A commercial approach with the confidence to conduct viewings and achieve occupancy or room sales targets.
- Experience managing challenging customer or resident situations.
- Excellent communication and relationship-building skills.
- Strong organisation and the ability to manage multiple properties, occupants, and priorities simultaneously.
- Experience working with CRM or property management software.
- Confidence dealing with compliance, Licence Agreements, notices, and property procedures.
- A proactive approach to property inspections, maintenance issues, and problem resolution.
- Strong attention to detail and accurate record keeping.
- The ability to work collaboratively with internal departments including Sales, Business Development, Marketing, Finance, and Legal.
