Property Manager

Location: Bromley
Job Type: Full-time
Hours: Monday–Friday 9am - 5pm
Salary: £35,000 - £45,000 (depending on experience)

About WHR Property Management

WHR Property Management is a residential property management company specialising in the management of residential developments and leasehold properties. We are looking for an experienced and motivated Property Manager to join our growing team. This is an exciting opportunity for someone who enjoys a varied role, working closely with leaseholders, Residents' Management Companies (RMCs), Right to Manage (RTM) companies, contractors and other stakeholders to ensure estates are managed effectively and to a high standard.

The Role

As a Property Manager, you will have responsibility for a portfolio of residential developments and will be the main point of contact for leaseholders, residents, directors and contractors. You will be responsible for the day-to-day management of your portfolio, ensuring that communal areas are maintained, repairs are dealt with promptly and residents receive a high standard of service.

Key Responsibilities

  • Managing a portfolio of residential blocks and developments.
  • Acting as the main point of contact for leaseholders, residents and directors.
  • Responding to resident and leaseholder enquiries professionally and within agreed timescales.
  • Managing repairs and maintenance issues from initial report through to completion.
  • Instructing, monitoring and managing contractors and suppliers.
  • Obtaining quotations and overseeing works to ensure they are completed to the required standard.
  • Carrying out regular site inspections and identifying maintenance and health & safety issues.
  • Monitoring communal areas and ensuring the estate is maintained to a good standard.
  • Completing major works projects, including Section 20 consultation where required.
  • Monitoring service charge budgets and expenditure.
  • Reviewing contractor invoices and ensuring works have been completed before approving costs.
  • Working closely with accounts teams regarding service charges, arrears and budgets.
  • Ensuring statutory compliance and health & safety requirements are maintained across the portfolio.
  • Managing and responding to complaints in a professional and timely manner.
  • Working with RMCs and RTM companies and attending directors' meetings where required.
  • Maintaining accurate records and ensuring property management systems are kept up to date.
  • Liaising with managing agents, developers, insurers, solicitors, surveyors and other external stakeholders where required.
  • Dealing with emergency and out-of-hours issues when necessary.

  • Previous experience in residential block/property management.
  • A good understanding of leasehold property management.
  • Experience managing contractors and maintenance works.
  • An understanding of service charges and budgets.
  • Knowledge of Section 20 consultation and major works would be advantageous.
  • Good knowledge of health & safety and property compliance requirements.
  • Excellent written and verbal communication skills.
  • Strong organisational and time-management skills.
  • The ability to prioritise and manage a busy workload.
  • A professional and customer-focused approach.
  • The confidence to deal with difficult conversations and complaints.
  • Good IT skills and the ability to learn and use property management software.
  • A full UK driving licence would be advantageous.
