Cobalt is working with an established managing agent in Hertfordshire to recruit a Block Manager to take ownership of a residential portfolio.
This opportunity would suit a Block Manager looking for a role with autonomy and the chance to build strong relationships with leaseholders, contractors, and clients. The successful candidate will oversee the day-to-day management of their portfolio while ensuring properties are managed effectively and residents receive a reliable service.
The organisation
Our client is an established managing agent with a focus on delivering a high standard of residential property management.
The business provides its Block Managers with the support needed to manage their portfolios effectively, while giving individuals ownership of their properties and relationships. This is an opportunity to join a property management team where good communication and service delivery are valued.
The role and responsibilities
As Block Manager, you will be responsible for the day-to-day management of a residential portfolio across Hertfordshire.

- Managing a portfolio of residential developments and acting as a key point of contact for clients and leaseholders.
- Building effective relationships with residents, freeholders, contractors, and other stakeholders.
- Preparing and monitoring service charge budgets in conjunction with relevant internal teams.
- Coordinating planned and reactive maintenance across the portfolio.
- Managing contractors and monitoring the quality and completion of works.
- Overseeing Section 20 consultation processes and supporting major works projects where required.
- Carrying out regular site inspections and ensuring actions are followed through.
- Supporting compliance with relevant leasehold, health and safety, and property management requirements.
- Reviewing expenditure and working with internal teams to ensure accurate financial management of each development.
- Responding to leaseholder enquiries and resolving property management issues in a timely manner.
Skills and experience
The successful Block Manager will have a good working knowledge of residential block management and be comfortable taking responsibility for a portfolio.

We are particularly interested in candidates who can demonstrate:
- Good working knowledge of residential leasehold property management.
- Working knowledge of service charge budgets and expenditure.
- Understanding of Section 20 consultation processes and major works.
- Knowledge of relevant leasehold, health and safety, and compliance requirements.
- The ability to manage contractors and maintenance programmes.
- Clear written and verbal communication skills, with the ability to build relationships with a range of stakeholders.
- Good organisational skills and the ability to manage competing priorities across a portfolio.
