We are only just starting to unlock the potential of what @Druce is capable of, and our Property Manager opportunity is going to help us achieve this together. This role is highly valuable to our success, and we are incredibly excited to introduce this opportunity to the market.
The Property Manager is responsible for overseeing the management of a portfolio, ensuring compliance with legal requirements, coordinating maintenance, and managing the relationship between Landlords and Tenants.
The Role
- Liaise with Landlords and negotiate with contractors regarding property works
- Arrange inventories, gas safety certificates, EICRs, EPCs and other legal documentation to ensure compliance at all times (managed properties)
- Ensure that all managed properties comply with current legislation
- Manage maintenance issues in a timely manner, monitoring progress until completion
- Reserve funds (managed properties)
- Manage inventories (managed properties)
- Work closely in collaboration with front office staff
- Coordinate and perform property inspections as well as prepare reports for Landlords
- Manage disputes between Tenants and Landlords to reach a solution, maintaining client satisfaction
- Ensure rental payments are made in a timely manner, following up on any outstanding payments as required
- Liaise with utility providers regarding change of occupancies
- Ability to chase rental arrears and take legal action where necessary
- Understanding of relevant KPI’s and the mindset and aptitude to work towards set targets
- Able to oversee and manage larger-scale works on behalf of the landlord, ensuring projects are properly coordinated and completed to a high standard.

The Person
- Minimum 12 months’ experience in residential property management
- ARLA qualified (preferable)
- The ability to adapt and problem solve under pressure
- Proficiency in CRM systems, Microsoft Office and general IT proficiency
- Able to work with a wide variety of CRM systems
- Exceptional communication skills, with a friendly and effective telephone demeanour
- Capability to excel in a dynamic environment and manage multiple priorities
- Strong interpersonal skills focused on customer satisfaction
