Role Description
The Property Manager will oversee the day-to-day management of leasehold residential blocks in and around Essex and Suffolk. Responsibilities include:
- Coordinating maintenance and repairs
- Conducting regular inspections
- Liaising with contractors to ensure service quality and cost efficiency
- Communicating with leaseholders and residents, handling queries and complaints
- Ensuring compliance with relevant leases, regulations, and company procedures
- Preparing and reviewing budgets
- Tracking service charge expenditure
- Supporting the production of reports and documentation as needed

This is a part-time, office role based near Colchester, requiring regular presence at properties and the office.

Qualifications
- Experience in property or block management, facilities management, or a closely related field.
- Strong organisational and time-management skills, with the ability to manage multiple properties and priorities.
- Excellent communication and interpersonal skills for working with leaseholders, residents, contractors, and colleagues.
- Basic financial literacy for reviewing budgets, service charges, and cost estimates.
- Understanding of leasehold arrangements, housing regulations, or willingness to quickly learn relevant legislation and best practices.
- Proficiency with standard office software (email, spreadsheets, property management systems) and accurate record-keeping.
- Problem-solving mindset and practical approach to resolving maintenance, compliance, and resident issues.
- Ability to work independently, including conducting inspections and meeting contractors.
- Relevant professional qualifications (e.g., IRPM or property-related certifications) are beneficial but not mandatory.
