Regional Property Manager
Location: Midlands & Southern Counties (Regular travel required and job need car provided)
Hybrid Working: Based from your nearest local depot and/or home when not visiting sites
Reporting to: Property Director

We are looking for an experienced and proactive Regional Property Manager to join our Property team. This is an exciting opportunity to play a key role in the strategic management, maintenance, and development of a diverse property portfolio across the Midlands and Southern Counties.
As Regional Property Manager, you will be responsible for ensuring our sites are safe, compliant, cost-effective, and fit for purpose, while also driving forward long-term property initiatives that support the future needs of the business. From delivering major refurbishment projects and capital programmes to overseeing planned and reactive maintenance activities, this is a varied and highly visible role that will have a direct impact on our operational success.
What You'll Be Doing
Property Strategy & Estate Planning
- Develop and implement site-specific property strategies and improvement plans.
- Identify and scope major works projects, producing detailed and costed proposals.
- Support the delivery of capital investment programmes, refurbishments, relocations, and sustainability initiatives.
- Contribute specialist property expertise to wider UK property strategy planning.
Maintenance & Compliance
- Ensure all properties meet statutory, regulatory, and health & safety requirements.
- Manage Planned Preventative Maintenance (PPM) programmes across your portfolio.
- Identify and coordinate solutions for reactive maintenance issues.
- Oversee servicing, maintenance, and remedial works for building systems, plant, and equipment.

Project Management
- Lead property projects from initial scope and tender through to completion and handover.
- Deliver projects safely, on time, within budget, and with minimal operational disruption.
- Work closely with Engineering, Health & Safety, Procurement, Finance, and Legal teams to ensure successful project delivery.
Contractor & Supplier Management
- Manage procurement activities and contractor appointments for planned and reactive works.
- Monitor contractor performance and ensure compliance with CDM regulations and health & safety standards.
- Drive value for money through effective tendering, negotiation, and cost control.
Stakeholder Management
- Build strong relationships with site leaders, engineering teams, landlords, and external stakeholders.
- Provide practical and commercially focused property solutions.
- Communicate effectively with stakeholders at all levels, ensuring works are coordinated and aligned with business priorities.
What We're Looking For
Essential Experience & Qualifications
- Proven experience managing a multi-site property portfolio within estates, facilities, or property management.
- Technical background in property, construction, engineering, building services, or a related discipline (e.g. City & Guilds, NVQ, BTEC or equivalent).
- Demonstrable project management experience delivering complex property projects from conception through to completion.
- Strong knowledge of statutory compliance, building regulations, and health & safety legislation.
- Experience managing contractors, procurement processes, and project budgets.
- Full UK driving licence and willingness to travel extensively across the region.

Desirable
- IOSH or NEBOSH qualification.
- Knowledge of CDM Regulations and associated responsibilities.
- Experience within a large, multi-site operational environment.
Skills & Attributes
- Excellent organisational and project management skills.
- Strong stakeholder management and communication skills.
- Commercially aware with strong budget management capabilities.
- Confident managing external contractors and suppliers.
- Analytical and solution-focused with a proactive approach.
- Strong technical understanding of property maintenance, hard FM, and construction-related activities.
- Able to work independently while managing multiple priorities across a geographically dispersed portfolio.
