Work Description
We are looking to recruit an experienced property manager to oversee all areas of property management with a focus on block management and compliance.
This is a dynamic role covering a wide range of operational tasks and departmental teamwork.
Key Responsibilities Include but are not limited to:
- Compliance with health and safety legislation
- Managing S21 process for rent arrears and possession
- Attending court hearings when necessary
- Detailed weekly property inspections
- Ensuring HMO licenses are in place as required by local authorities
- Handling property insurance claims
- Managing complaints received from tenants
- Retaining good relationships with contractors, seeking good value quotations, and instructing necessary works
- Frequently reviewing invoices including utilities and council tax
- Assisting construction managers before and during projects
- Managing handover of completed projects and ensuring building information is stored correctly
- Ordering new EPCs, Gas Safety, Electrical Certificates in advance of renewal dates
- Managing all end of tenancy tasks including quantifying deductions, deposit release, and de-registration
- Releasing any historic tenant deposits after evictions
- Assisting asset manager with various project tasks when required
- Ensuring landlord meter readings are consistently updated
- Liaising directly with energy suppliers
- Working closely with the finance team to manage costs and arrears
- Advisory budgets input for utilities and planned maintenance costs
- Providing access to properties as and when required

Who You Are
We are looking for someone with applicable experience in property management who is open to developing their skills and knowledge further in the role.

- Hardworking with an intuitive mindset
- Confident, rational, and assertive when required
- Ability to contribute to the overall development and success of the department
- Ability to prioritize and coordinate tasks efficiently to meet deadlines
- Ability to maintain a positive attitude towards routine tasks
- Always proactive
- Enjoys working autonomously and as an integral part of the team
