The Company
Ancla Realty manages around 400 residential and commercial properties across Southampton.
We're looking for a Property Manager to run the day-to-day property operation; maintenance, safety compliance and keeping our records and systems honest; and to make sure things get properly dealt with, not just logged and passed on. This isn't a trainee role.
You'll work within Ancla's established procedures and systems, use your own judgement on routine matters, and know when something genuinely needs a Director's decision. It's a great fit for someone who takes ownership rather than waiting to be told what to do.
What you'll be doing
- Managing our maintenance caseload from first report through to job finished, organising our in-house team and contractors, and chasing anything that's running late or done badly
- Keeping on top of safety compliance — gas safety, EICRs, EPCs and fire risk assessments; booking inspections early and making sure no legal deadline is ever missed
- Keeping our property management system (Re-Leased) and records accurate, complete and current, and flagging anything that doesn't add up
- Coordinating property turnaround between tenancies, working with letting agents, tenants and contractors to keep things moving
- Producing a monthly report for the Directors on caseloads, compliance, and any recurring problems or costs worth flagging; and suggesting practical improvements

What we're looking for
- Two to three years or more managing residential (and ideally mixed residential/commercial) property for a landlord, agent or portfolio business — or equivalent experience, including from a hands-on property or facilities background
- Solid working knowledge of rented property safety requirements (gas, EICR, EPC, fire risk) and experience keeping certificates and remedial work on track
- A track record of genuinely owning a caseload and making sensible day-to-day decisions without close supervision
- Strong organisational skills, comfortable juggling several live matters and following them through to the end
- Confidence with property or operational software and spreadsheets, and clear, professional communication with tenants, contractors and agents, including when chasing people up
- A full UK driving licence, or the ability to travel independently to properties at short notice (property visits aren't routine but do come up; if a disability affects driving, we'll look at reasonable alternatives before ruling anyone out)

No formal qualifications are required, though a property, housing or facilities qualification (e.g. Propertymark Level 3, IRPM/TPI) is a plus.
The details
- £37,000–£40,000 depending on experience, plus pension
- Permanent, full-time: 37.5 hours a week, Monday to Friday, 09:00–17:30
- Office-based at Ancla's office on London Road, Southampton
- Reports to the Directors; no direct reports currently, with scope to grow as the portfolio and team expand
