Property Manager/Trainee Property Manager

Location: South West London
Salary: £30-£35k - Plus up to £6k retention bonus
Hours: Monday to Friday, 9:00am - 6:00pm
Contract: Permanent

A well-established and highly regarded independent Property company is seeking either an experienced Property Manager or are equally happy to meet Trainee Property Managers that are eager to join an exclusive Property company - hence the need to have someone that has clear and concise communication skills, along with smart professional dress code, to join its busy and successful Property Management team based in South West London.

Key Responsibilities

  • Managing a portfolio of residential rental properties across South West London.
  • Acting as the primary point of contact for landlords, tenants and contractors.
  • Handling day-to-day maintenance issues and arranging repairs through approved contractors.
  • Obtaining quotations, instructing works and monitoring progress through to completion.
  • Conducting routine property inspections and producing detailed inspection reports.
  • Managing tenancy renewals and negotiating terms where required.
  • Overseeing compliance requirements including gas safety certificates, EICRs, EPCs and smoke alarm regulations.
  • Managing check-ins, check-outs and deposit-related matters.
  • Responding promptly and professionally to landlord and tenant enquiries.
  • Maintaining accurate records and updating the property management system.
  • Liaising closely with Lettings, Accounts and external contractors to ensure a smooth customer experience.
  • Ensuring all managed properties remain compliant with current legislation and company procedures.

Requirements

  • Previous experience within residential Property Management - preferred but not essential
  • Excellent communication and customer service skills.
  • Strong organisational skills with the ability to manage a busy workload.
  • Ability to build and maintain positive relationships with landlords, tenants and contractors.
  • Good working knowledge of current lettings and property management processes.
  • Strong attention to detail and problem-solving abilities.
  • Confident using Microsoft Office and property management software.
  • A professional, proactive and team-oriented approach.
  • Excellent Communication and presentation skills

Desirable

  • ARLA qualification or working towards a professional property qualification.
  • Experience managing a residential portfolio independently.
  • Knowledge of current residential tenancy legislation and compliance requirements.
  • Full UK driving licence.
  • Experience working within a busy London estate agency environment.
