Property Manager – Leasehold Block Management

Hyperion Partners is working on behalf of an established property management client to recruit an experienced Property Manager to join their growing team in Manchester.
This is an excellent opportunity for an experienced leasehold professional who has managed complex residential developments, including High-Rise Buildings and is confident taking ownership of their portfolio.
The Role
As Property Manager, you will be responsible for the effective day-to-day management of a portfolio of residential leasehold developments, maintaining strong relationships with clients and leaseholders while ensuring properties are managed to a high standard.
A key element of this position will be service charge budgeting, so candidates must have previous experience preparing, managing and monitoring service charge budgets.
Your Responsibilities Will Include
- Managing a portfolio of residential leasehold developments
- Managing High-Rise Buildings (HRBs) and ensuring relevant building safety and compliance requirements are met
- Preparing and managing service charge budgets
- Monitoring expenditure and working closely with internal finance teams
- Managing contractors and overseeing maintenance and major works
- Managing Section 20 consultation processes where required
- Conducting regular site inspections and ensuring actions are followed through
- Liaising with leaseholders, residents, clients, contractors and other key stakeholders
- Ensuring developments remain compliant with relevant health & safety, fire safety and building safety requirements
- Managing maintenance issues from instruction through to completion
- Building and maintaining strong relationships with clients and residents
- Ensuring consistently high standards of customer service across the portfolio

About You
To be considered for this opportunity, you must:
- Hold a TPI Level 3 or Level 4 qualification
- Have previous experience managing High-Rise Buildings
- Have strong residential leasehold/block management experience
- Have hands-on experience preparing and managing service charge budgets
- Have a good understanding of Section 20, major works and leasehold legislation
- Have strong knowledge of building safety, compliance and health & safety requirements
- Be confident managing relationships with clients, leaseholders and contractors
- Be highly organised with the ability to manage competing priorities across a portfolio
