Job Title: Quantity Surveyor

Location: Country/Guildford

Job Type: Full-time, Onsite

Hours: 8am - 5pm

Salary: Competitive


ACT is a leading main contractor for super-prime residential projects, founded on craftsmanship, teamwork, and a can-do approach. We build, renovate, and care for exceptional and often historic homes, taking great pride in our craft. We support clients through every stage of their property journey from full structural renovations to bespoke upgrades. Whether adding a basement, restoring a listed building, or crafting a grand staircase, we assemble expert artisans to deliver exceptional - on time and within budget.


This role is ideal for an experienced Quantity Surveyor with strong commercial awareness, excellent analytical and negotiation skills, and a collaborative approach. You will contribute to the successful delivery of projects while supporting the continued growth and success of ACT’s Country Division.


Key Responsibilities:

  • Proven experience as a Quantity Surveyor on £5m+ prime or super prime residential projects (heritage or listed buildings, or country homes experience a plus)
  • Track record of managing full commercial lifecycle from pre-contract through to final account
  • Experience working with ultra-high-net-worth clients or their representatives, understanding the expectations around quality, discretion, and delivery.
  • Strong commercial, contractual, and cost management expertise
  • Competency with Procore, Excel, Bluebeam
  • In-depth knowledge of JCT Contracts, cost management, and construction practices
  • Solution focused and can-do approach

General & Commercial Management:

  • Deliver high-quality communication and reporting across projects.
  • Actively participate in site meetings, providing commercial insight and solutions.
  • Collaborate with Project Managers and Site Teams for cost-effective project delivery.
  • Ensure contractual compliance and timely communication of commercial matters.

Cost Control & Forecasting:

  • Forecast project costs and revenues.
  • Produce monthly CVRs and lead commercial reviews with key stakeholders.
  • Maintain project and client cash flows

Head Contract Management:

  • Administer the head contract, including valuations, claims, and variation orders.
  • Ensure on-time and complete submission of valuations and cost updates.
  • Communicate changes and claims with clarity and transparency.

Subcontractor Management:

  • Procure subcontractor packages aligned with procurement schedules.
  • Conduct valuations, manage variations, and close final accounts.
  • Maintain relationships through proactive risk assessment, credit checks, and insurance tracking.

Tendering & Procurement:

  • Manage tendering processes and subcontractor pre-qualifications.
  • Ensure procurement aligns with project needs and timelines.

Documentation & Controls:

  • Review and analyse contract documents, drawings, and RFIs.
  • Track and document project changes accurately using Procore and relevant tools.
  • Keep subcontractor data, including insurances, up to date.

Training & Development:

  • Commit to continual professional development in commercial management and construction.
  • Enhance knowledge in JCT contracts, negotiation, reporting, and digital tools (Excel, Bluebeam, Procore).

Operations & Maintenance:

  • Ensure O&M deliverables are defined, tracked, and completed before final accounts closure.
