Quantity Surveyor

Location: London, UK
Employment Type: Full-Time / Permanent
Working Hours: Monday–Friday
Salary: £45,000–£60,000 per annum + Benefits

About the Role

A leading technology and connectivity organisation is seeking an experienced Quantity Surveyor to join its growing Commercial team in London.

This is an opportunity to join a business delivering complex, high-profile projects within the Data Centre sector. Working across structured cabling, technology infrastructure and Hyperscale Data Centre projects, the Quantity Surveyor will play a key role in supporting the commercial success of projects, helping to manage costs, protect margins and ensure contractual obligations are met.

Reporting to the Senior Commercial Manager, the Quantity Surveyor will work closely with Project Managers, Commercial Managers and Operations teams to provide commercial support throughout the project lifecycle.

You will be responsible for supporting cost control, monitoring project performance against budget, managing variations and changes to scope, supporting valuations and forecasting, undertaking cost/value reconciliation, administering contracts and subcontracts, and identifying commercial risks and opportunities.

The role will also involve working closely with clients, subcontractors, consultants and internal stakeholders across Commercial, Finance, Legal, Design & Engineering and Operations.

The successful candidate will have proven Quantity Surveying experience within a project delivery or construction environment, ideally with exposure to Hyperscale Data Centre projects, together with a strong understanding of commercial and contractual processes.

A strong understanding of JCT, NEC and other standard forms of contract will be highly beneficial.

Key Responsibilities

Commercial Management

  • Provide commercial support to project teams throughout the project lifecycle.
  • Monitor project commercial performance against approved budgets.
  • Identify commercial risks and opportunities and communicate them to the relevant stakeholders.
  • Support Project Managers and Commercial Managers with commercial decision-making.
  • Support the protection and improvement of project margins.
  • Maintain accurate commercial records and documentation.

Cost Control & Budget Management

  • Review actual costs against forecast costs.
  • Identify cost variances and investigate the reasons behind them.
  • Highlight potential cost overruns and margin risks at an early stage.
  • Support the development and maintenance of project cost reports.
  • Support Project Managers in understanding the financial impact of project decisions.

Forecasting & Cost Reporting

  • Support monthly project forecasting activities.
  • Prepare and maintain accurate cost forecasts.
  • Complete cost/value reconciliation activities.
  • Ensure forecasts reflect the latest project scope, costs, variations and risks.
  • Highlight significant movements in project forecasts.

Variations & Change Management

  • Manage variations and changes to project scope.
  • Review variation instructions and supporting documentation.
  • Prepare and submit quotations for additional works.
  • Assess the commercial impact of scope changes.
  • Maintain accurate variation registers.
  • Support negotiations with clients regarding variations and additional works.

Contract Administration

  • Administer contracts and subcontracts in accordance with contractual requirements and company procedures.
  • Review and interpret contract terms and conditions.
  • Support the management of contractual notices.
  • Identify contractual risks and escalate them appropriately.
  • Monitor key contractual dates and requirements.

Claims Management

  • Support the preparation and submission of commercial claims.
  • Review project records and documentation to establish entitlement.
  • Identify potential entitlement arising from variations, delays and changes.
  • Monitor the progress of outstanding claims.

Valuations & Applications for Payment

  • Support monthly project valuations.
  • Prepare and review applications for payment.
  • Assess completed works and project progress for valuation purposes.
  • Identify discrepancies between project progress, value and cost.
  • Support the resolution of valuation queries.

Subcontractor & Supplier Management

  • Review subcontractor applications, valuations and commercial submissions.
  • Assess subcontractor variations and changes.
  • Support subcontract negotiations.
  • Monitor subcontractor costs against agreed budgets.
  • Liaise with subcontractors and suppliers to resolve commercial issues.

Commercial Risk & Opportunity Management

  • Assess the potential financial impact of project risks.
  • Support the development of appropriate mitigation strategies.
  • Monitor risks associated with scope, procurement, subcontractors and project delivery.
  • Escalate material commercial risks to the Senior Commercial Manager and Project Manager.

Procurement & Supplier Negotiations

  • Support procurement activities from a commercial perspective.
  • Review supplier quotations and commercial submissions.
  • Assess pricing against project budgets and requirements.
  • Identify opportunities for cost savings and commercial efficiencies.

Stakeholder Management

  • Build and maintain effective working relationships with clients, subcontractors, consultants and internal stakeholders.
  • Liaise with Finance, Legal, Design & Engineering, Sales and other internal departments.
  • Support client meetings and commercial discussions.

Project Documentation & Reporting

  • Prepare commercial reports, forecasts and cost information.
  • Maintain variation, risk and opportunity registers.
  • Support internal commercial reviews and project governance meetings.

Candidate Requirements

Essential

  • Proven Quantity Surveying experience on building construction projects.
  • Proven Quantity Surveying experience within a project delivery or construction environment.
  • Previous experience working as a Quantity Surveyor or in a similar commercial role.
  • Strong commercial and contractual knowledge.
  • Experience managing project costs against approved budgets.
  • Experience identifying and managing commercial risks and opportunities.
  • Experience managing variations and changes to project scope.
  • Experience preparing quotations, claims and supporting documentation.
  • Experience supporting monthly valuations and cost reporting.
  • Experience with cost/value reconciliation.
  • Experience with forecasting and project financial reporting.
  • Experience with contract and subcontract administration.
  • Ability to review and interpret contractual terms.
  • Strong commercial awareness.
  • Excellent negotiation and stakeholder management skills.
  • Excellent written and verbal communication skills.

Qualifications & Certifications

Preferred qualifications and certifications may include:

  • Degree or equivalent qualification in Quantity Surveying.
  • Degree or qualification in Commercial Management, Construction or a related discipline.
  • RICS qualification or progress towards RICS membership.
  • Professional membership of RICS or equivalent professional body.
  • Relevant contract administration qualification.
  • Relevant Data Centre or structured cabling qualification.
  • BICSI certification or equivalent where applicable.
