Quantity Surveyor
The Quantity Surveyor will be responsible for managing all aspects of the contractual and financial side of construction projects. This includes cost estimation, cost control, budget management, and ensuring that projects are completed within their projected budget. The ideal candidate will have strong analytical skills, attention to detail, and a thorough understanding of construction processes and legal regulations.
The ideal candidate will be able to work in a fast-paced working environment and be an asset within a team. Working closely across a number of departments is of paramount importance to the success within this role.
Job Requirements
Essential:
- Quantity Surveying or Commercial Management Degree or equivalent (RICS).
- Strong knowledge of construction methods, materials, and legal regulations.
- Valid UK Driving Licence.
- Proficient in cost estimating software and tools.
- Excellent negotiation, communication, and analytical skills.
- Ability to work independently and manage multiple projects simultaneously.
- Strong attention to detail and problem-solving abilities.
Desirable:
- Civil or structural engineering experience.
- Project management (construction) experience.
- Valid Health & Safety Qualification i.e UKPIA, CSCS etc.
Job Responsibilities
- Prepare cost estimates, budgets, and cost plans.
- Conduct feasibility studies to estimate materials, time, and labor costs.
- Assess cost effectiveness of projects or services, tracking actual costs relative to bids as the project develops.
- Draft and review contracts, ensuring all legal and regulatory standards are met.
- Manage contracts and negotiate the terms and conditions with clients and subcontractors.
- Resolve disputes related to contract issues and manage contract changes.
- Monitor costs and project progress, ensuring projects remain within budget.
- Prepare and analyze project cost reports, forecasts, and cash flows.
- Prepare and submit interim valuations and applications for payment.
- Assess, review, and certify subcontractor valuations and payments.
- Manage and agree final accounts with clients and subcontractors.
- Produce and maintain monthly CVR (Cost Value Reconciliation) reporting, including cost vs value vs forecast.
- Administer variations, including valuation, submission, negotiation, and agreement.
- Maintain accurate and up-to-date commercial records, including instructions, variations, and correspondence.
- Implement cost-saving strategies and identify potential risks and areas for cost improvement.
- Prepare tender documents, contracts, budgets, bills of quantities, and other documentation.
- Evaluate tenders from contractors and subcontractors.
- Ensure that all submissions comply with the technical specifications and project requirements.
- Liaise with project managers, engineers, architects, and other stakeholders to ensure accurate and efficient project execution.
- Provide advice on contractual claims and manage project finances from start to completion.
- Conduct site visits to monitor progress and ensure compliance with design and safety standards.
