Quantity Surveyor Northern Home Counties
Location: Welwyn Garden City
Project / Office Based, with flexibility for occasional remote working
Salary: £54,000 - £68,000 + Car or Car Allowance

About the Role
A.D.S Construction Personnel Ltd are supporting a major Tier 1 contractor in the Northern Home Counties region to recruit an experienced Quantity Surveyor. This role has been created to strengthen the commercial team ahead of a significant increase in tenders and upcoming secured work across Education, Leisure and wider public sector frameworks.
This is a people-focused, Investors in People Platinum environment with a strong forward order book, long-standing supply chain relationships and a culture built on trust, collaboration and Perfect Delivery.
The Opportunity
You'll join a respected commercial team within the London & Home Counties business, supporting both live projects and a growing pipeline of new work. The role suits a QS who is comfortable leading schemes up to £10m, or acting as a number two on larger projects. Experience in PCSA, running your own projects, and working within Tier 1/Tier 2 main contracting will be highly valued.

Projects typically span Education, Leisure, Civic Buildings and public sector frameworks with a strong emphasis on quality, customer service and repeat business.
Key Responsibilities
- Provide accurate financial reporting to support commercial targets
- Manage subcontractor accounts, ensuring full contractual entitlements
- Build strong relationships with clients, consultants and supply chain partners
- Support site teams with contract requirements and commercial guidance
- Place and manage subcontract orders, ensuring timely payments and issue resolution
- Monitor subcontractor progress against programme
- Obtain competitive quotes and understand market trends
- Assist with CVRs, cost value reconciliations and cashflow forecasting
- Prepare applications for payment and ensure compliance with WIP and cash targets
- Monitor internal expenditure against budget
- Identify opportunities to maximise value and reduce cost
- Operate commercial systems effectively (including COINS)
- Support and coach junior commercial team members
- Manage variations, claims and additional payments
- Ensure full financial closure of projects in line with reporting timetables

Ideal Background
- Experience delivering 2-stage projects
- Strong main contracting background
- Experience on Education or Leisure schemes between £10m-£30m
- Comfortable leading schemes up to £10m or supporting larger projects
- NEC4 or JCT experience
- BSc/HND in Quantity Surveying or similar, and/or RICS membership
- Strong understanding of construction techniques and commercial reporting
- Confident producing site records, cost reports and payment documentation
- Experience with COINS or similar commercial systems
