Quantity Surveyor

Devon Main Contractor

A well-established and highly regarded main contractor is looking to appoint an experienced Quantity Surveyor to join its commercial team in Devon.

This is an excellent opportunity to take ownership of your own projects and play a key role in delivering a diverse portfolio of construction schemes. The successful candidate will work closely with project and operational teams, providing commercial and contractual support from pre-construction through to final account.

Projects are typically delivered across sectors including Education, Healthcare, Industrial, Commercial, and Leisure, with values generally up to £20m.

The Role

As Quantity Surveyor, you will be responsible for the commercial management of allocated projects, ensuring financial performance and contractual obligations are effectively controlled throughout the project lifecycle.

Key responsibilities will include:

  • Managing the commercial and financial performance of construction projects.
  • Preparing accurate cost reports, forecasts, and cost value reconciliations.
  • Managing project budgets, expenditure, and cash flow.
  • Procuring and appointing subcontractors in line with project and contractual requirements.
  • Managing subcontractor accounts, including valuations, payments, and commercial queries.
  • Preparing and submitting applications for payment and ensuring effective cash recovery.
  • Identifying and agreeing variations, compensation events, claims, and additional payments.
  • Working closely with site and project teams to ensure contractual requirements are understood and met.
  • Monitoring subcontractor performance and progress against the construction programme.
  • Identifying opportunities to improve project margins and maximise commercial value.
  • Maintaining accurate commercial records and ensuring reporting systems are kept up to date.
  • Liaising with clients, consultants, subcontractors, and other stakeholders on commercial matters.
  • Supporting the commercial development and contractual awareness of colleagues within the wider project team.
  • Managing the commercial close-out of projects, including final accounts and the accurate allocation of costs and value.

The successful candidate will ideally have:

  • Previous experience working as a Quantity Surveyor for a main contractor.
  • Experience independently managing your own construction projects.
  • Experience working on two-stage procurement projects.
  • Previous experience delivering projects within sectors such as Education and Leisure.
  • Experience working on construction schemes typically valued between £10m and £30m.
  • A strong understanding of construction methods, procurement, and commercial management.
  • Experience preparing and managing interim valuations, cost reports, and final accounts.
  • Strong knowledge of contractual processes, variations, and change management.
  • Experience managing subcontractor procurement and accounts.
  • A good understanding of project cost reporting and forecasting.
  • Experience using commercial and financial systems such as COINS would be advantageous.
  • A degree, HNC/HND, or equivalent qualification in Quantity Surveying or a related commercial discipline.
  • RICS membership would be advantageous but is not essential.
