About Us
Varna Building Services Ltd is an established M&E subcontractor delivering electrical and mechanical packages across commercial, retail and fit-out projects nationwide.
Working with high-profile clients including IKEA, Marks & Spencer and major main contractors, we pride ourselves on maintaining high standards, developing strong client relationships and delivering projects safely, on time and within budget.
The Role
We are seeking an experienced Quantity Surveyor to join our growing team and take an active role in the commercial management of our projects.
We are open to candidates who are either formally qualified in Quantity Surveying or have strong, relevant commercial experience within the construction sector. Previous M&E or building services experience would be advantageous but is not essential where the candidate can demonstrate suitable transferable construction knowledge and experience.
The successful candidate will work closely with the senior management and project teams, managing the commercial aspects of projects from tender and pre-construction through to completion and final account.
We are looking for someone who is commercially aware, organised and confident working independently, while also collaborating effectively with project managers, site teams, clients, subcontractors and suppliers.
Key Responsibilities
- Prepare and review tenders, cost estimates, take-offs and cost plans.
- Manage project budgets and monitor costs throughout the project lifecycle.
- Prepare and submit interim valuations, variations and payment applications.
- Identify, value and manage variations and additional works.
- Monitor project performance, profitability and commercial risk.
- Assist with procurement of subcontractors and suppliers, including reviewing and comparing quotations.
- Review subcontractor applications and assist with payment certification.
- Maintain accurate commercial and contractual records.
- Liaise with project managers, site teams, clients, main contractors, subcontractors and suppliers.
- Attend project, commercial and site meetings where required.
- Provide regular cost and commercial reporting to senior management.
- Prepare and negotiate final accounts.
- Support the commercial close-out of completed projects.
- Ensure contractual requirements, deadlines and commercial procedures are understood and followed.

Skills & Experience
The ideal candidate will have:
- A Degree, HNC, HND or equivalent qualification in Quantity Surveying, Construction Management, Building Services or a related discipline; OR demonstrable relevant Quantity Surveying/commercial experience within the construction industry.
- Previous experience working in a Quantity Surveying or construction commercial role.
- Good understanding of construction project costs, valuations, variations, procurement and final accounts.
- Strong numerical, analytical and commercial skills.
- Good working knowledge of Microsoft Excel and Microsoft Office.
- Excellent communication and organisational skills.
- Ability to manage priorities and work across multiple projects.
- Confidence communicating with clients, contractors, suppliers and site teams.
- Ability to work independently and take ownership of commercial responsibilities.

Experience within mechanical and electrical building services, retail fit-out or commercial construction would be advantageous, although suitable candidates from other construction sectors will also be considered.

Work Location
The role is primarily office based, with travel to project sites, client meetings and other locations as required.
