About the Role and Company

A well-established Design & Build commercial fit-out specialist is seeking a Quantity Surveyor to take full commercial ownership of projects ranging from £500k to £5m. You will lead the commercial function on your projects; managing cost plans, procurement, valuations, change control, and final accounts while working closely with designers, PMs, and clients in a fast-paced D&B environment.

This role suits a QS who is confident running their own projects, enjoys client interaction, and can balance cost, programme, and quality without needing day-to-day oversight.

Key Responsibilities

  • Own the commercial delivery of multiple D&B fit-out projects up to £5m, ensuring accuracy, profitability, and compliance.
  • Produce detailed cost plans, BOQs, estimates, and budget forecasts aligned with design intent and client expectations.
  • Lead tender processes, evaluate subcontractor packages, negotiate terms, and award contracts.
  • Manage subcontractor performance, scope, variations, and progress across all relevant packages.
  • Prepare and submit applications for payment; assess subcontractor valuations and certify payments.
  • Maintain full ownership of variations, change logs, and commercial risk tracking.
  • Produce CVRs, cashflow forecasts, and monthly commercial reports for senior leadership.
  • Attend client meetings, present commercial updates, and maintain strong relationships throughout the project lifecycle.
  • Manage contractual obligations under JCT D&B forms, ensuring compliance and clarity.
  • Prepare, negotiate, and agree final accounts with clients and subcontractors.

Experience & Requirements

  • Proven experience as a Quantity Surveyor within construction, ideally on projects up to £5m.
  • Consultancy experience would be considered.
  • Strong understanding of CAT A/CAT B workplace projects and subcontractor procurement.
  • Solid knowledge of JCT contracts, particularly D&B.
  • Excellent commercial acumen with the ability to manage budgets, analyse data, and forecast accurately.
  • Confident communicator with strong client-facing capability.
  • Ability to lead multiple mid-sized projects simultaneously in a fast-moving environment.
  • Proficiency with QS and project management software (Excel, Procore, or similar).
  • Degree-qualified in Quantity Surveying or equivalent experience.
