Job title: Quantity Surveyor
Location: Manchester or Preston
Contract: 12-18 Months Inside IR35 (4-year project)
Hybrid: 3 days office, 2 days home – occasional trips to site
Requirements: BPSS Clearance
Purpose
Provide commercial support across project delivery, ensuring contract compliance, effective change management, cost control, procurement, and subcontractor management while supporting successful project outcomes.
Key Responsibilities
- Provide commercial support across project activities, including contract administration, change management, compensation events, and contractual notices.
- Support Project Managers on all commercial matters throughout the project lifecycle.
- Ensure compliance with contractual obligations, company procedures, and governance requirements.
- Manage commercial risk and escalate issues where appropriate.
- Support procurement activities, including tendering, subcontract selection, and contract negotiations.
- Ensure work packages are clearly defined, commercially robust, and procured on appropriate terms.
- Administer subcontracts, including payment certification, compensation events, claims, and final accounts.
- Manage change control processes, including Early Warning Notices, variations, and Compensation Events.
- Maintain commercial records, registers, and reporting systems (e.g. CEMAR).
- Minimise disallowed costs and protect commercial position.
- Develop and maintain positive relationships with clients, suppliers, subcontractors, and internal stakeholders.
- Participate in project reviews, risk reduction meetings, and performance improvement initiatives.

Key Accountabilities
- Commercial management of project changes, variations, and Compensation Events.
- Preparation and agreement of estimates, progress claims, and contractual notices.
- Management of subcontractor performance, applications for payment, KPIs, warranties, defects, and final accounts.
- Support accurate commercial reporting and risk management throughout the project.

Essential Experience & Qualifications
- Degree (or equivalent) in Quantity Surveying, Building Services Quantity Surveying, or a related discipline.
- Experience in a Quantity Surveyor role within engineering, construction, or infrastructure projects.
- Strong understanding of commercial administration and contract management.
- Experience supporting complex projects and delivering commercial objectives.
- Excellent NEC3/NEC4 contract knowledge.
- Strong communication, negotiation, and stakeholder management skills.
Desirable
- Experience working across multiple business units and sharing commercial best practice.
- Experience providing proactive commercial advice and support on large-scale projects.
