Location: London, UK

Working Hours: Monday–Friday
Salary: £45,000–£75,000 per annum + Benefits
About the Role
A leading technology and connectivity organisation is seeking an experienced Quantity Surveyor to join its growing Commercial team in London. This is an opportunity to join a business delivering complex, high-profile projects within the Data Centre sector. Working across structured cabling, technology infrastructure and Hyperscale Data Centre projects, the Quantity Surveyor will play a key role in supporting the commercial success of projects, helping to manage costs, protect margins and ensure contractual obligations are met.
Reporting to the Senior Commercial Manager, the Quantity Surveyor will work closely with Project Managers, Commercial Managers and Operations teams to provide commercial support throughout the project lifecycle.
Key Responsibilities
Commercial Management
- Provide commercial support to project teams throughout the project lifecycle.
- Monitor project commercial performance against approved budgets.
- Identify commercial risks and opportunities and communicate them to the relevant stakeholders.
- Support Project Managers and Commercial Managers with commercial decision-making.
- Support the protection and improvement of project margins.
Cost Control & Budget Management
- Monitor project costs against approved budgets.
- Review actual costs against forecast costs.
- Identify cost variances and investigate the reasons behind them.
- Highlight potential cost overruns and margin risks at an early stage.
- Support Project Managers in understanding the financial impact of project decisions.
- Support the implementation of corrective actions where cost performance is outside agreed parameters.
Forecasting & Cost Reporting
- Support monthly project forecasting activities.
- Prepare and maintain accurate cost forecasts.
- Support monthly commercial reporting.
- Complete cost/value reconciliation activities.
- Compare forecast costs and revenues against actual project performance.
- Identify potential changes to forecast margin.
- Ensure forecasts reflect the latest project scope, costs, variations and risks.
Variations & Change Management
- Manage variations and changes to project scope.
- Identify changes that may have commercial implications.
- Prepare and submit quotations for additional works.
- Prepare supporting documentation for variations and claims.
- Assess the commercial impact of scope changes.
- Ensure variations are identified, valued and submitted in a timely manner.
- Maintain accurate variation registers.
- Support negotiations with clients regarding variations and additional works.
- Ensure approved changes are incorporated into project forecasts.
Contract Administration
- Administer contracts and subcontracts in accordance with contractual requirements and company procedures.
- Review and interpret contract terms and conditions.
- Monitor compliance with contractual obligations.
- Support the management of contractual notices.
- Maintain accurate records of contractual correspondence, instructions and notices.
- Identify contractual risks and escalate them appropriately.
- Support Project Managers in understanding relevant contractual obligations.
- Monitor key contractual dates and requirements.

Claims Management
- Support the preparation and submission of commercial claims.
- Review project records and documentation to establish entitlement.
- Assess the financial impact of project changes and events.
- Ensure claims are supported by appropriate commercial and project information.
- Support negotiations with clients and other stakeholders.
- Identify potential entitlement arising from variations, delays and changes.
- Monitor the progress of outstanding claims.
- Ensure agreed claims are incorporated into project forecasts and commercial reporting.
Valuations & Applications for Payment
- Support monthly project valuations.
- Prepare and review applications for payment.
- Assess completed works and project progress for valuation purposes.
- Ensure valuations are supported by accurate project records.
- Monitor value against project cost.
- Complete cost/value reconciliation activities.
- Liaise with clients and relevant stakeholders regarding valuation matters.
- Identify discrepancies between project progress, value and cost.
Subcontractor & Supplier Management
- Support the commercial management of subcontractors and suppliers.
- Review subcontractor applications, valuations and commercial submissions.
- Assess subcontractor variations and changes.
- Support subcontract negotiations.
- Monitor subcontractor costs against agreed budgets.
- Review subcontractor performance from a commercial perspective.
- Liaise with subcontractors and suppliers to resolve commercial issues.
- Ensure subcontractor costs are reflected accurately within project forecasts.
Commercial Risk & Opportunity Management
- Identify commercial risks throughout the project lifecycle.
- Assess the potential financial impact of project risks.
- Support the development of appropriate mitigation strategies.
- Identify commercial opportunities that may improve project performance.
- Monitor risks associated with scope, procurement, subcontractors and project delivery.
- Identify potential margin erosion at an early stage.
- Escalate material commercial risks to the Senior Commercial Manager and Project Manager.
Procurement & Supplier Negotiations
- Support procurement activities from a commercial perspective.
- Assist with supplier and subcontractor negotiations.
- Review supplier quotations and commercial submissions.
- Assess pricing against project budgets and requirements.
- Identify opportunities for cost savings and commercial efficiencies.
- Ensure procurement decisions are aligned with project requirements.
- Support the Project and Commercial teams in managing procurement risks.
Stakeholder Management
- Build and maintain effective working relationships with clients, subcontractors, consultants and internal stakeholders.
- Work collaboratively with Project Managers, Commercial Managers and Operations teams.
- Liaise with Finance, Legal, Design & Engineering, Sales and other internal departments.
- Provide clear commercial advice and information to project stakeholders.
- Communicate commercial risks, opportunities and issues in a timely manner.
- Maintain a customer-focused approach throughout project delivery.
Project Documentation & Reporting
- Maintain accurate project commercial documentation.
- Prepare commercial reports, forecasts and cost information.
- Maintain variation, risk and opportunity registers.
- Maintain contract and subcontract records.
- Ensure commercial records accurately reflect current project status.
- Review project documentation to support variations and claims.
- Support internal commercial reviews and project governance meetings.

- Support project teams in maintaining compliance with contractual and client requirements.

Candidate Requirements
Essential
- Proven Quantity Surveying experience within a project delivery or construction environment.
- Strong commercial and contractual knowledge.
- Experience managing project costs against approved budgets.
- Experience identifying and managing commercial risks and opportunities.
- Experience managing variations and changes to project scope.
- Experience preparing quotations, claims and supporting documentation.
- Experience supporting monthly valuations and cost reporting.
- Experience with cost/value reconciliation.
- Experience with contract and subcontract administration.
- Ability to review and interpret contractual terms.
- Strong understanding of project scope and deliverables.
- Excellent negotiation and stakeholder management skills.
- Excellent written and verbal communication skills.
- Strong organisational and administrative skills.
- Excellent attention to detail.
- Proactive and hands-on approach to commercial management.
- Ability to work collaboratively with Project Managers, Commercial Managers and Operations teams.
- Strong Microsoft Office skills, particularly Microsoft Excel.
Desirable
- Experience working on Hyperscale Data Centre projects.
- Experience within Telecommunications Infrastructure Cabling.
- Experience within ICT or Security infrastructure deployments.
- Strong understanding of structured cabling technologies.
- Strong understanding of Data Centre technologies.
- Experience with JCT contracts.
- Experience with NEC contracts.
- Experience with subcontractor negotiations.
- Experience within mission-critical infrastructure environments.
Qualifications & Certifications
Preferred qualifications and certifications may include:
- Degree or equivalent qualification in Quantity Surveying.
- Degree or qualification in Commercial Management, Construction or a related discipline.
- RICS qualification or progress towards RICS membership.
- Relevant contract administration qualification.
- Relevant Data Centre or structured cabling qualification.
- BICSI certification or equivalent where applicable.
- PRINCE2 or equivalent project management qualification.
