Gilmartins is looking to recruit a Quantity Surveyor to join our Planned & Voids division, based from our Houghton Regis office.

Ensure all your application information is up to date and in order before applying for this opportunity.

The role will provide commercial management and support across a portfolio of planned maintenance, refurbishment, and void property works within the social housing sector.

You will work closely with operational teams to ensure contracts are commercially controlled, accurately valued, and delivered in line with agreed budgets and client requirements.

Key Responsibilities

  • Provide commercial management across planned maintenance and void contracts.
  • Prepare valuations, applications for payment, and supporting commercial documentation.
  • Manage subcontractor procurement, packages, valuations, and payments.
  • Produce and maintain accurate cost reports and forecasts.
  • Monitor project expenditure against budgets.
  • Identify commercial risks and opportunities across contracts.
  • Manage variations and ensure additional works are accurately recorded and recovered.
  • Review contract performance, margins, and cost-to-complete information.
  • Work closely with Site Managers, Project Managers, and operational teams to ensure commercial and operational performance is aligned.
  • Support the preparation of monthly commercial reports.
  • Assist with tender pricing, cost planning, and commercial reviews where required.
  • Manage final accounts with clients and subcontractors.
  • Ensure robust commercial processes and records are maintained throughout the contract lifecycle.
  • Develop strong working relationships with clients, subcontractors, and internal stakeholders.

Skills & Experience

  • Previous experience working as a Quantity Surveyor or Assistant Quantity Surveyor with suitable progression experience.
  • Experience within social housing, planned maintenance, or void works is highly desirable.
  • Strong commercial and financial awareness.
  • Experience managing subcontractor packages and valuations.
  • Ability to prepare accurate cost reports, forecasts, and applications.
  • Strong understanding of variations and change control.
  • Excellent numerical and analytical skills.
  • Strong communication and negotiation skills.
  • Organized and able to manage multiple contracts or workstreams simultaneously.
  • Good working knowledge of Microsoft Excel and commercial reporting systems.

A relevant qualification in Quantity Surveying, Commercial Management, or Construction would be advantageous, although suitable industry experience will also be considered.

What We’re Looking For

We are looking for a commercially minded Quantity Surveyor who can work closely with our operational teams and take ownership of the financial performance of their contracts.

The successful candidate will be proactive, organized, and confident in challenging costs, identifying opportunities, and ensuring strong commercial controls are maintained.

Experience of the social housing sector would be a significant advantage, particularly where candidates understand the commercial requirements associated with high-volume planned and void property programmes.
