Quantity Surveyor: Retail/Fit-Out and Refurbishment
Location: Preston/UK
Salary: 60k - 70k + benefits

The Opportunity
As a result of continued expansion and an increasing pipeline of secured work, the business is now seeking an experienced Quantity Surveyor to join its commercial function.
The position would suit a commercially minded QS who enjoys the variety and pace of the fit-out sector and is comfortable taking responsibility for the financial management of projects from initial tender and procurement through to completion and final account.
You will work as a key member of the project team, partnering with operational colleagues to maintain strong cost control, maximise margins and ensure projects are delivered in line with agreed commercial objectives.

The Successful Candidate Will Be Responsible For
- Taking ownership of the commercial management of several concurrent fit-out and refurbishment schemes.
- Producing and maintaining budgets, cost plans and financial projections.
- Managing the selection and procurement of subcontractors and material suppliers.
- Preparing tender enquiries, assessing returns and negotiating commercial terms.
- Managing subcontractor accounts, including applications, valuations and payment processes.
- Controlling variations, additional works and changes throughout the project lifecycle.
- Tracking expenditure, profitability and overall project performance.
- Producing regular CVRs, financial reports and management information.
- Monitoring cash flow and maintaining accurate cost-to-complete forecasts.
- Highlighting potential commercial exposure while identifying opportunities to improve project performance.
- Working closely with Project Managers, Contracts Managers and site personnel to ensure effective financial control.
- Developing positive and professional relationships with clients, subcontractors and suppliers.
- Leading the preparation and agreement of project final accounts.
- Providing commercial input into tenders, estimates and pre-construction activities when required.
- Ensuring contractual and commercial procedures are followed throughout each project.

Candidate Profile
We are looking for a Quantity Surveyor who can demonstrate:
- A solid background in construction, fit-out or refurbishment.
- Experience commercially managing projects in the region of GBP100k to GBP2m+.
- Good understanding of subcontractor procurement and package management.
- Practical experience covering valuations, variations, cost reporting, forecasting and final accounts.
- Strong numerical and analytical ability.
- Commercial confidence and sound decision-making skills.
- Excellent communication and negotiation abilities.
- The capacity to manage several projects and competing priorities effectively.
- A professional, proactive and solutions-focused attitude.
- The confidence to operate with a high degree of autonomy while working collaboratively with the wider project team.
Candidates who have previously worked on retail, hotel, hospitality, leisure, office, automotive or high-end refurbishment projects would be particularly well suited to the role.
