The Company

Our client is a well-established and highly regarded main contractor delivering high-quality refurbishment, fit-out and specialist construction projects across Central London. Working across a diverse portfolio of commercial, residential and mixed-use schemes, they have built an excellent reputation for delivering exceptional projects while developing long-term relationships with clients, consultants and supply chain partners.

Due to continued growth and a strong pipeline of secured work, they are looking to appoint an experienced Quantity Surveyor to join their commercial team based in Central London.

The Role

This is an excellent opportunity for an experienced Quantity Surveyor looking to take ownership of projects from pre-construction through to final account.

Working closely with the Commercial Director, Contracts Managers and Project Managers, you will be responsible for the full commercial management of refurbishment and fit-out projects, ensuring they are delivered profitably while maintaining strong client and subcontractor relationships.

The successful candidate will ideally have experience working for a main contractor on refurbishment projects and be confident managing procurement, subcontractor accounts and project reporting. Experience procuring and commercially managing M&E packages would be highly advantageous, along with previous involvement in two-stage tender projects.

Key Responsibilities

  • Full commercial management of refurbishment and fit-out projects across Central London.
  • Preparing cost plans, budgets, valuations, applications for payment and final accounts.
  • Procuring and managing subcontractor packages from tender through to final account.
  • Commercial management of M&E subcontract packages (highly advantageous).
  • Preparing, negotiating and agreeing subcontract orders and variations.
  • Managing project cash flow, forecasts and profitability.
  • Producing monthly CVRs and commercial reports.
  • Identifying commercial risks and implementing mitigation strategies.
  • Working closely with operational teams to ensure commercial objectives are achieved.
  • Liaising with clients, consultants and subcontractors throughout the project lifecycle.
  • Supporting pre-construction activities, including two-stage tender negotiations and value engineering exercises.
  • Ensuring contractual compliance and maintaining accurate commercial records.

About You

We're looking for someone who has:

  • Previous experience as a Quantity Surveyor working for a main contractor.
  • Experience delivering refurbishment and fit-out projects, ideally across Central London.
  • Strong knowledge of procurement and subcontract package management.
  • Experience procuring and commercially managing M&E packages (preferred).
  • Previous involvement in two-stage tender projects.
  • Excellent commercial awareness with strong negotiation skills.
  • Good understanding of standard forms of contract, including JCT.
  • Strong communication and relationship-building skills.
  • A proactive, organised and commercially focused approach.
  • The ability to manage multiple priorities while maintaining attention to detail.
