Quantity Surveyor – Wakefield Office
Role Overview
In a nutshell…
We have an exciting opportunity for a Quantity Surveyor to join our team within Vistry West Yorkshire at our Wakefield office.
As our Quantity Surveyor, you will be responsible for managing all costs related to our projects, aiming to minimise expenses while ensuring achievement of high standards and value for money. Your duties will include managing procurement, subcontract administration (contract administration, monthly payments, and final account settlement).

What We Need from You (Requirements)
Essential Requirements
- ‘Caring, Integrity, Quality’ company values – these must be lived by in every action
- HNC in Surveying, Construction, or equivalent qualification
- Proven experience in the Construction industry, particularly residential housing development
- Strong IT, analytical, and communication skills
- Strong mathematical ability and proven financial planning for projects
- Ability to assess, analyse, and synthesise complex information
- Excellent negotiation and networking skills
- Familiarity with COINs software
- Takes mistakes seriously—but not too seriously!
- Ability to work under pressure and manage deadlines efficiently
- Methodical, analytical approach
- Self-motivated to go beyond what’s asked

Desirable Qualities
- HND or higher qualification in related fields
- Professional membership (e.g., MCIOB or RICS) or working towards one
- Experience with national housebuilding developers
- Knowledge of various construction methods, particularly Timber Frame structures
Key Responsibilities
Cost & Contract Administration
- Collaborate with team members (Land, Development, Construction) to discuss cost implications during design, procurement, and start-up phases
- Review contract drawings, identifying errors, omissions, and cost-saving opportunities
- Oversee tender processes—gather and analyse quotations, draft tender lists, and prepare procurement plans
- Distribute construction documentation and confirm third-party subcontractor quality (references, selection)
- Produce cost analysis for material and supplier quotations
- Collaborate with the Commercial & Construction Directors to finalise budgeting, project planning, and evaluate site labour needs
Budget & Payment Management
- Conduct monthly cost settlements of the projects within operational norms
- Issue and manage stage payment schedules to ensure smoother project financing
- Prepare pre-order documentation, facilitates Health & Safety compliance reviews, and negotiates project terms with subcontractors
- Finalise contract negotiations, ensuring budget adherence and addressing delays on variations
- Issue variations & cost advice, ensuring client feedback is correctly priced/requested
- Reconcile and authorise all financial payments to subcontractors, indicating contra on budgets records for future planning
- Verify and audit costs, collate and reconciling end of works/delivery process with financials
- Review final accounts to ensure projected estimates were met or amended within project guidelines

Compliance & Closure
- Collaborate on valuation documentation required post-project for client approvals
- Maintain up-to-date Risk Assessment (‘RAMS schedule’)
- Liaise with the Customer Success team to support post-sale defect resolutions
- Attend necessary in-person meetings (design, technical updates, project reviews, site meetings, etc.)
- Maintain clear channels of communication with stakeholders and team leaders
- Perform anything else reasonably expected by senior leadership for smooth business operations
