The Opportunity
We are working with a specialist investment manager to appoint an Associate within its Real Assets Portfolio Management team.
The team is responsible for managing a diversified portfolio of debt investments across real estate and infrastructure, providing exposure to a broad range of assets, borrowers and financing structures.
Working closely with senior members of the team, the successful candidate will support the ongoing management of investments throughout the loan lifecycle, combining detailed credit and financial analysis with borrower engagement, portfolio monitoring and transaction execution.
The role offers exposure to both performing and more complex situations, including amendments, refinancings, restructurings and distressed investments, alongside broader fund and portfolio-level responsibilities.
Key Responsibilities
- Manage and monitor a portfolio of debt investments across real estate and infrastructure.
- Undertake detailed credit analysis, financial modelling, valuation analysis, downside stress testing and return analysis.
- Monitor borrower performance, financial covenants, underlying assets and business plans, proactively identifying emerging risks.
- Support the management of investments throughout their lifecycle, including amendments, extensions, refinancings and restructurings.
- Assess development and project performance, including budgets, cash flows, cost-to-complete analysis and funding requirements.
- Review financing structures and documentation, including facility agreements, security packages, guarantees and intercreditor arrangements.
- Support more complex or distressed investments, working with borrowers, sponsors, legal advisers and other external counterparties.
- Prepare Investment Committee, Board and portfolio reporting materials, clearly communicating performance, key risks and recommended actions.
- Support asset and fund valuations, annual reporting, audit processes and other fund-level requirements.
- Build strong relationships with borrowers, sponsors, advisers and other stakeholders across the portfolio.

Candidate Profile
We are looking for an Associate-level professional with c.3–6 years’ relevant experience within real assets lending, private credit, portfolio/asset management, banking or a related investment environment.
Candidates may come from either a real estate or infrastructure background; prior experience across both is not essential. The successful candidate is likely to demonstrate:
- Strong credit analysis and financial modelling capabilities.
- Experience analysing debt investments, loan facilities or project financings.
- An understanding of financing structures, credit documentation and security packages.
- Experience monitoring financial performance, covenants and underlying asset/business-plan delivery.
- Exposure to amendments, refinancings, restructurings or distressed situations would be advantageous.
- Strong written skills, ideally with experience preparing credit papers, investment papers or portfolio reporting.
- Confidence interacting with borrowers, sponsors, lenders and professional advisers.
- Strong commercial judgement and the ability to identify, analyse and communicate investment risks.
- Excellent attention to detail and the ability to manage multiple investments and workstreams simultaneously.

The Individual
This role would suit an analytically strong investment or lending professional who wants to develop broader exposure across the real assets credit market.
You will combine detailed financial and credit analysis with commercial judgement and stakeholder management, taking increasing ownership of investments as you develop within the team.
The position provides an opportunity to build experience across both real estate and infrastructure debt, with exposure to the full investment lifecycle and a diverse portfolio of real asset investments.
